Oh you can bet your life it was all butter wouldnt melt in our mouths, we are housng professionals, we would never say that rubbish. They would have made you out to be the tenant from hell, deliberately and unreasonably blocking them in the legitimate pursuit of their duties. I hardly get a case where the landlord or agent doesnt make themsleves sound like a saint0

If they want to rename this visit an inspection -then fine. It is an inspection -and NOTHING more-no discussion about viewings. That's for email. Oh and take photos around the flat BEFORE they come (with date and time showing on photos). They could claim you've trashed the place .

No my friend is coming over. What should I take pictures of? The flat is very untidy as I am packing to move.
The check out is done by someone independent so at least thats in my favour. Plus they say any deductions MUST be agreed at checkout (or disputed at checkout) and nothing can be added after. My dad will be with me at checkout (sadly doesnt live local enough at the mo to be with me now) so I am hoping that will be okay.0 -

Just stay cool and calm Marlie. Let them do their thing and then close the door on them. If they have any issues with the property tell them to put them in writing and you will respond in due course. Dont get into a debate or a slanging match with them, they can twist it around. Have your mate there as a witness too. No harm in recording the conversation with your phone either0

Theres nothing wrong with the property, well to my eyes! I am sure they will find something. They have been round last friday as well as 5 other times n the last 4 months, so anything 'going on' would have been going on for months!0 -

Just take a general photo of each room and things like sinks and the toilet bowl to show everything is intact. You shouldn't need them but it's your proof if they claim after the visit that they were justified because X or Y wasn't in a reasonable condition.
