    I would certainly make a point that it would be unreasonable for the LA/EA to have any further "inspections" until you are almost out. Then only the final handover inspection.

    I agree OP can decide what she likes but may as well have just said yes the first time.

    I was hoping she'd stand up for herself but it seems like the viewing is gonna go ahead bang on the requested 2pm. The LA's tactic has worked like a charm. Disappointing.

    You need to speak to the duty inspector as forcing entry in the face of your refusal is a criminal act.

    The trick is to stand in front of the door hands on either side of the frame and refuse entry, with your camera filming, so that any verbal attack or physical contact is assault.

    But you have to understand that the penalty is that they may seek a court order for access and you will be liable for all of the costs unless you can convince the Court that 2 inspections or viewings in 7 days is unreasonable or unnecessary.
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

    You're seriously not letting them in at 2pm are you? Ah man, what a let down. I don't believe for one minute this is a routine inspection.

    And by relenting, aren't you just reinforcing their view they can enter the property as and when they wish?

  • I also don't think you should let them in for their "inspection" which is clearly just an excuse to get you to let them in and while they are doing their inspection it's a convenient time for the buyer to have a look round since its killing too birds with one stone, you didn't want them to bring a buyer around because it was inconvenient but you are letting them do an inspection instead, you need to stand your ground and not let them in although it is probably already too late as i'm sure they have turned up for their "inspection" appointment and just happen to have the buyer in tow.

    It's easy enough to refuse to let the buyer in - if it's an inspection, only people who work for the agency need access.
