    We have super heavy rain here today, parts of Newcastle are on flood risk believe it or not! I'm not sure I will make it to work as all 3 roads out of my village usually flood but I have to try :(. The worst case scenario would be making it there but not making it back after 7pm :eek:

    Oh gosh really :eek::eek: Looking out at our weather though i kind of do believe it. It's horrid here looks like it will start any minute! We're not in a flood area thankfully but there are a few roads that need avoiding when it rains heavily :eek:

    I've had to put the heating on to dry some bits in the house. DH needs his uniform for monday and that was one whole load (bloody army uniforms they're massive :(!) and another load of kids uniforms and then towels, and my clothes (don't have many so need to wash mine regularly too lol) Oh well it will be nice and toasty soon :)

    Another urgh has happened since last post though! I asked DS1 to bath the dog (hate dog smell after they get wet and muddy and dry off) so he bathed him then went to dry him and my hair dryer blew up *sigh sigh sigh* it is just going to be one of those days :rotfl: I WILL laugh or else I may cry ;) it's not the end of the world i guess but i've no hair dryer, and guess what else, I still have a wet dog :rotfl: granted he's clean and wet but that awful smell will out again now :rotfl: ah well!

    Another cuppa....then maybe the ironing :D

    As for the tenant, sounds as though she is taking the !!!!!! to be honest, I would be seriously thinking of getting rid.

  • Hi pwps, you're right (you all are) I just have it in my head of all the times the house has been stood empty for months on end and keep arguing with myself over whether having a tenant who pays late (but has so far paid up) is better than having no tenant at all for possibly months on end and perhaps leaving the house unsecure too and liable to break ins....I just don't know what to do and so keep dithering :( I wish i were more decisive.

  • Ok so had to do what i've been putting off so far this month...and that is re-visit the budget for June!

    SO Income for June (minus rent, am not holding breath )
    £1632

    Outgoings:

    Mortgage £218
    Insurances: £129 (made up of 3 or 4 i think)
    Gas / Elec : £119
    DMP: £128
    Dog : £28
    Mag subscription : £18 (thinking of cancelling this even though it's the only thing i have)
    Gym membership: £10 (this is for the year but due next month unfortunately so has to come from June's budget)
    Prescriptions: £10
    Car repair fund : £40 (am thinking of cancelling for next month but we are saving for a biggish job that needs doing before mot so don't want to have to find the amount all in july (mot is due in august)
    Pocket money £28 (don't want to cancel he does help in house and never asks for anything)
    Mobiles x3 -£60
    House phone/internet/tv- £28
    tv license- £12

    =total £828

    This leaves £804. I need to get food, petrol and any daily spends from this (i.e snack money in school)

    I also wanted to pay for DD & DS2 membership for dance school so that would be £80 :eek:
    DS1 wants the membership for martial arts school paid £40 (yearly membership) plus the weekly fee so £24 for the month sooooo if dh does it too that is double. IF i pay for all these hobbies then we will be left with.....

    £596 for the month! That is if DH actually gives me the whole wage too. These last few months he's held on to as much as he possibly can thinking £1000 a month is plenty to pay for everything we have/do/services etc! Pfft!

    Ok well it's here now I can change if tenant pays, put more in food & fuel and also actually start my emergency funds up once again!

    I totally understand. My OH keeps quite a bit of his wages each week. If he does tell him he will have to pay for his own classes and while he is at it perhaps he can pay DS's too :)

  • Ah never thought of that ;) that's a good idea I may get him to do that actually. I ask him for £1350 out of his wages each month and I know for a fact he gets more than that most months and i'm fine with it as that's his money then and it stops him moaning but these last two months he's given me £1000 and i've had to fight with him over the other £350 he thinks i'm squirrelling it away somewhere (if only there were enough left to do that lol....)! I'm sure he is due a decent wage this month as he was away last month so we will get extra plus he is due a small pay rise (nothing to shout about but enough to pay his kung fu even if not enough to pay for ds1 too) hmmmmm xxx

    I emailed my tenant this morning. I've put together a total of receipts when she has paid me since last year and also how much each month. There have been 3 months where she paid nothing. 3 months where less than half the rent was paid and she owes me on the 25th of this month, £1450 (or thereabouts) so even if she does pay me the grand she has promised she is still short of £450 :mad: A friend has suggested I just get rid as even if she pays this time she will continue to mess me around as she knows she can. I've basically said in the email pay me or I will start eviction proceedings. I hope it doesn't come to this :(!

    Have a read of this http://www.dwp.gov.uk/docs/hbgm-a6-deciding-and-paying-benefit.pdf from 6.184. 6.186 is the HB guidance on tenants who owe 8 weeks rent or more. There is also another clause 6.191 which is about it being in the best interest of the landlord to pay them instead of the tenant.

    I think both apply, you need to write to the local council asap with a copy of the rent statement and ask them to pay you from now on due to 8 weeks rent arrears and also to continue paying it even when the arrears are lower than 8 weeks due to the tenant being persistently late with their rent (the council has a duty to ensure the tenant is not evicted).

    If you need help with a letter let me know.

    Once the HB is paid direct to you then you know you will get a payment every month and there is no hanging around waiting for it.

    If you can get the payment to you you won't need to evict her hence the house will still be secure etc.

    Well this morning has gone by in a blur of cleaning, hoovering, tidying, ironing and washing (no rain! yay!) I've got a lovely chicken for dinner but no veg to go with it so i'm debating taking a trip to the shops for some and having that or just doing a simple dinner and having the chicken tomorrow. I still feel off my food and so does ds1 so it may just go to waste!

    I've sent DH up to the loft and he's brought down 3 bags of clothes from last year :T i'm going to wash them, see what fits the kids (it all looks so tiny! So not sure there will be much) and sell the rest :)

    Need to make some bread still for the week and tomorrow (or today) need to do a top up shop. I've turned the little freezer off for the next two weeks so that is defrosting atm and all contents were moved to the fridge freezer to save on electric :T Talking about electric we couldn't get the energy monitor working I was there ages trying :( so not sure what is wrong with it.

    I've made some small sales this morning nothing major only a few quid but i've made a profit as I bought these bits at a boot fair then decided I didn't like them so put them up for double what i paid (expecting to be knocked down to what i paid..) and they've agreed to pay what I asked (following?) so yay!

    anyway off to have my cuppa and have a look see what you're all up to :)
