Race to be in before easter

  • We were supposed to have exchanged yesterday and all along nearly 5 months) it's been our buyer holding things up, but we couldn't exchange because our sellers are bankrupt and their trustees hasn't signed the transfer of deeds to say they can actually sell their house yet. After a lot of chasing, it *should* be in the post now and with our sellers sols on Monday, in which case we can exchange monday - we are supposed to be completing on March 2nd - Friday of the same week!

    So at the moment I might be moving in less than a week but don't actually know....
  • Well our buyer has finally had the survey done (YIPPEE) Basic valuation and I spoke to the Surveyor who confirmed that our asking price is fair, no problems with the house (In and out out in 15 mins - didn't even look in the loft which we had cleaned to within an inch of its life by way of frequent trips to the tip) and that was the final thing the mortgage co needed before making the offer - our buyer has signed all other paperwork including the Contract. Some final enquiries which our sol responded to yesterday and so HOPEFULLY we should be able to exchnage in the next couple of weeks with completion two weeks after. I'm starting to get really excited now. The expectation together with the thought in the back of my mind that things could still go wrong at the eleventh hour though, is intense.
  • We instructed our solicitors on monday - everything else is done. Should we start phoning people (EA, solicitor) to see how things are going yet, or wait to hear from them about the searches etc?

    We still haven't exchanged!!!!!! Apparently there is a paper from land registry missing that vendor's solicitor failed to provide since beginning of January!!! Our solicitor says that it was overlook from vendor's solicitor side and they must have forgot to order it. Hopefully it arrives soon as we agreed on completion to happen on March 6!!!

    Our solicitor says it is all possible still, but with so little time left in between I am getting really worried!

  • Good luck to all of you in this race!!!! I was in the last race, and we moved into our new home two weeks ago. Although things went very fast, it was very stressful, but once you have moved in, the stress is forgotten!!!

    Hold on in there, you will get there, eventually!!!! :)

    I now have that ghastly pain in the pit of my stomach one gets from anxiety. She says she will try and renegotiate for the Tuesday but they can just refuse.

    Oh well. The die is cast. Hope everyone else is more fortunate in their transaction!

    We got the ball rolling 5th Dec, then there was two weeks out as everyone closed for Xmas, and completed 7th Feb, but would have been sooner but the top of the chain couldn't get a van and our seller wanted two weeks between exchange and completetion.

    Yay! :j We have just had our offer accepted today. We are in rented and the vendor is planning to move into rented so were hoping that it will be fairly smooth. Just keeping our fingers crossed that the mortgage co will accept 100% on it and we've had a good look over the house so are hopefull that the survey should be fine.

    As we had had a past purchase fall thru due to the mortgage co & movement issues, we are going to get their valuation done first to minimise any financial loss if there are problems. We were a bit naive first time round and so lost all the money we spent on surveys/fees etc.

    This is my first ever experience of housebuying, being just a kid the last time my family move.

    My mum died last year, leaving my brother and I her house - we accepted an offer mid-jan (presumably cash?) from a builder looking to renovate it, so he has no chain.

    I put in an offer on a nice house that was 5k below asking 2 weeks ago. Currently, most houses in this area of Bristol sell for full asking price within days. I was outbid, but a week later the EA rang me saying the original bidder had dropped out and the vendors would accept my bid :D

    Had a mortgage already pre-agreed, and have a very nice local solicitor (very well priced too) - details were passed to the EA, but I have no idea what happens next!? Should I be chasing people, and who should I chase?

    Now getting a bit paranoid because the local prices have increased 5k since Jan ><
