  • We are hoping to be in by Easter, as you can see from my sig things are going a bit slower than we expected.

we are FTB with no chain buying a property that is empty - youd think it would be straight forward!!!!

We have now got all the extra surveys back Damp & Timber and roof are all ok but we need the prop rewiring, so we are jsut waiting for the vendor to agree re payment.

Fingers crossed we should hear something by the end of the month as we are giving our notice on the 1st of march to our landlord

Then our buyers, who'd been pretty quiet (except for asking us to exchange 'immediately' a couple of times as their mortgage offer was about to expire, which we refused) seemed to vanish off the face of the earth. They didn't return any calls (although colleagues in the office said they were 'in') and after 10 days our vendors decided to put their house back on the market.

As you can imagine my stress levels are once again through the roof as it looks like we are about to have to go back to Square one and start all over again. Aaaaaaaaaaaaaaaagh!

Good news! Our buyers have crawled out of the woodwork to say they are still in the game.

Bad news! They want to have 4 weeks between exchange and completion (presumably to serve out their tenancy notice) and our vendors have said 'No Way' (their house is still on the market). We've got onto to our EA to try and talk some sense into our buyers (on the lines of 'An overlap is good, you can clean and decorate before you move in, you'll have the money from the deposit to ease the double payments' etc. ).

    Watch this space...
  • Hi I don't think we will make easter but hope the end of April as we aim to exchange and complete within a few days of each other, my husband is taking redundancy from the RAF on the 16th April this payout makes up our £45000 deposit, they have said 95% 0f people get their monies within 10days of leaving. So fingers crossed all will go smoothly but I don't trust the MOD at all. Everything is in place now mortgage searches surveys etc, thankfully we have lovely people we are buying from who with have been honest with about our situation and said they are happy to go out our pace :j
After several yrs of living in married quarters I just want to get into our own place.
    Good luck to everyone

I was originally told by my vendors that they were in no rush and that it could be months - yet everything seems to have happened in the last two weeks. Just on the phone to the EA now...

  • I hope to god we are in before Easter. We have been ready to exchange with our vendor for a week now. Our vendor was going into a nursing home so no onward chain. Our buyer is a FTB who wanted to comlete asap. The whole process so far has taken 6 weeks. No survey from our buyer so for the past 3 weeks we have been on the phone to our EA every day pushing the survey. AT last our buyer discovered that there was a hold up his end (as previously mentioned he is a FTB and assumed that everything was going through when in actual fact his sols and mortgage company have been sitting on things). Anyway the upshot is the survey is being done tomorrow afternoon (basic valuation survey so hopefully that should be quick) and he wants to complete by end of Feb because he will be homeless then because he has already given notice on his rented accommodation - !!!!!!?

We are pushing for exchange asap but completion will have to be at least a week after because we have so much to organise - booking removals, time off work etc. I have some general questions to ask you peeps but I will start another thread so as not to hijack this one!
  • Hopefully we'll be in by then. Our offer was accepted first week of January, and we were ready to exchange by 8 February, but our vendor isn't ready, and we are not sure why.

He's buying a new build, and originally asked us to aim for 28 day exchange, so hopefully, things should start moving. His house still isnt ready though, so we are currently looking at beginning of April for completion.

Is there anyone else who's looking to complete before easter? It'd be interesting to track everyones progress on this thread!

Sounds like a race I might actually win. My girlfriend and I had our offer accepted over 5 months ago, but finally it looks like things are going to happen.

You and me both - I spoke to the EA, Solicitor and Bank last night. My offer is in the post, all of the searches are complete and we're negotiating over fixtures and fittings. At this rate it might be before end of feb! (started 5 weeks ago)

I hope we are in by Easter!!!! We were supposed to be exchanging yesterday or today, but our solicitor told us that there is some page missing from title deeds or smth and vendor's solicitor is having trouble getting it from land registry. We gave our vendors time to sign by yesterday or we drop the offer. If they exchange today, we will keep the offer the same, but if not, I think we are going to be very angry! We agreed on the completion date yesterday - the house should be ours on Match 6th. We also asked for pre-completion check to make sure the house is in good state.

We got our offer accepted on December 4 and we were ready to exchange by January 15, but our vendors was playing us up... We are FTB and didn't want to starting pushing too much, thinking that everyone is good and nice, but I think we learned the hard way to start pushing everyone from day 1!

It's taken ALL WEEK to find out that yes, our buyers REALLY need 4 weeks because that's how long it will take them to get the cash together (I'm really miffed because I took the moving money out of my TOISA and PBs when I thought we were about to move last August) and for our vendors to agree. Apparently we may exchange Monday (I need a flying pig smiley here) and complete as "early" as 20 March (presumably they started getting their money out of wherever earlier this week).
