I assume DD2 knows
1. that legally she can change the lock barrels herself any time (most cost £5-10) and just put the old ones back in when she leaves?
2. That failure to protect their deposit means she can take the LL to court and claim upto 3 times the deposit as a penaly?
3. That is it impossible for the LL to serve a legally effective S21 or any other notice whilst they hold the current unprotected deposit. The EA have to return the deposit in full before they can serve notice (these last two as a result of the localism act)
4. That in the absence of an address for the LL (even if that is c/o the EA) she does not have to pay rent (until the address is provided).
i know any increase can be claimed back if paid on request without address on paperwork but i was told that non payment AT ALL was not allowed...
if lease was taken on with no landlords address then i think that is a fine line .....:cool:0 -

The mallow I have in mind is purple, glossy & showy like the first photo - do I mean ordinary mallow? I always was told that was marsh mallow - the purple one.....

ITSME.... thanks for giving a weather update.... so basically we are back to rain then:o:D. Did anyone see the ITV? news? they done a report saying as the polar ice has melted by an ouper amount, it is causing the weather patterns to change, and its not going to be uncommon to see weather like we having been having more in the future...
and a few years ago people where saying we should be looking at using more plants that like dry climates in our garden:rotfl::rotfl:Work to live= not live to work0 -

Well on roadsides in Southern England mallows like this are frequently seen:
There are also cultivated varieties that may be grown from seed, so it's no wonder there is lots of confusion.
However, according to DW, the one we have is a very light pink with downy grey foliage and she claims it's the 'proper' wild marshmallow. I think someone gave it to her though, so it's what they said it was!0 -
CTC - Climate change is apparent & I believe means more severe & extreme weather - stronger winds & more temperature changes etc.
Dave that's a pretty one but the one I had & my Mother's one was much showier & darker purple with bigger flowers. I think Mrs Dave is right, although it's probably what folks believe.0 -
My despair on climate change is that vested political and business interests seem hellbent on denying is that it is happening and rubbishing the science. If it is happening as the scientific consensus states, and we see the melting of the ice and the permafrost, what fun it wont be for our children.
UK/Germany (agrochemical lobby) want to block suspension of use of neonicotinoids. Remember how long it took to ban DDT? And arsenic in paint was only banned in the 1960s and in treated timber in 2006.
In the meantime clean energy is hobbled and fracking gets inducements :mad:

I remember one uni LL was a mare - put loads of furniture in my room over summer so I refused to pay rent til he moved it out! Were warned by previous tenants that the LL also stole from them - booze in particular
Weather...slightly damp here, more rain due later. Just as well it's been very gradual coming on, a downpour would wash my fields away, the ground is so dry and dusty :eek:
Climate change is scary, I don't have kids and won't be doing so, although OH has two older ones...what's ahead is so uncertain, over populated planet, resources disappearing, planet being pillaged, no respect for any of it. If all I can do is set a good example then that will be my legacy.
I will be making sure we can survive most of the external forces that will affect people so harshly in future, growing food, fuel, renewable energy etc Selfish I know but the government isn't doing anything to help us and never will - fracking comes to our valleys soon
Got some seed sowing to do myself Rhiwfield, I've just finished re-making a bench propagator. Having some IT issues so will try to upload a photo later.
I made it a few years ago but left it uncovered after last spring, cats found it and turned it into litter tray and rats have been ravaging the place and eaten through the heating cable - shame the power was off :rotfl:0 -

Yes, the picture shows the wild mallow, Dave. As far as I know the marshmallow has a much paler flower. There's also a plant called a mallow (whether it actually is I don't know) which grows more like a small hollyhock.

We have loads of mallow, not marsh mallow. It comes in all shades of pink and purples really. Some of ours grow very big too. They are, IMO, a 'useful' wildflower as they go on so long.0
