    Rozee, Dave & anyone else considering going into B & B etc.

    It pays to read through the quality assessment/regulations as early as possible. It may even change the way you imagine layouts & entries of buildings.

    Some things are must-haves/dos for even minimum compliance. Then it will all depend on many things including size, space, facilities, cleanliness, the way in which you handle customers in person, online, by phone, by mail etc.
    For B & B it obviously includes how good your breakfast is :D

    Edit: Probably size is the first thing you have to consider (during building) so here are the Minimum Entry Requirements (1 Star )
    All bedrooms should have sufficient space for guests to move easily around the room.
    When we assess bedroom size we take into account the usable space available around furniture and fittings. For a higher quality rating, rooms will be expected to be spacious.

    Bedrooms that are smaller than the following sizes are unlikely to meet the minimum requirements:
    Single 5.6 sq m/60 sq ft
    Double 8.4 sq m/90 sq ft
    Twin 10.2 sq m/110 sq ft

    For a higher quality rating, rooms will be expected to considerably exceed these minimum sizes.

    The ceiling height for the major part of the room needs to be sufficient for a person of 6 ft to move around without stooping. Sloping eaves and ceilings are acceptable as long as they do not restrict guest’s movement to an unacceptable degree.

    It should be possible to fully open doors and drawers without having to move other furniture.

    Rooms for family occupation need to be significantly larger.

    We are thinking about it in the future too. Plus b and b with horses for hunting locally or the White Horse Trail. And dog walkers.

    Advice please!

    We've just got a quote from our architect to do the following

    * Detailed design and schedule of works
    * Obtain tenders for work
    * Inspect works
    * Administer minor works form of contract
    * Issue final certificate






    His fee for the above is 6.5% of the construction cost. :eek:


    I know quite a few of you have experience of architects. Is this a reasonable quote? We've already paid his for the design and submission of planning permission side of things, including detailed plans drawn up for building regs, so this seems a lot of money. I'm wondering if there will be any saving. What do you think? What are the advantages of using an architect for this aspect of the job?

    What are the pros and cons of tendering the builders ourselves and look at the comparative quotes and simply talk to the builder/s about shaving costs off if it the quotes come in above our budget?

    Hubby stripped the barrel, and there was a wonky 'thing' in it, so took it out, and hay presto, key now works:T:T

    hubby used to work in the motor trade, time served michanic, and was head michanic in a local main ford dealership...

    where is the best place to buy a good quality wellies?

    Yes i know i get wellies in all the time, BUT.. i find the tread underneath isnt that good, if that makes sense, and i dont feel safe walking in them... I used to have a pair of hunters years ago, but i dont know if the quality has changed, or if its just my age that is making me feel unsure on my feet:o:D
