    Here I am and as GP has suggested I am very discombobulated.

    The offer is from last night's viewer, she fell in love with my kitchen [I am still in love with my kitchen and will be for ever more:(] I have been offered about £8k below the asking price. Taking into account the rendering issue I won't get much more, even though a quote for doing the rendering has come in at £3k. I will go back and ask the EA to ask for the difference, assuming the potential buyer is starting low and my go a little higher.

    Apparently the viewer this afternoon was also very taken with it and this evening's viewer asked what I would accept for the house as I already had an offer in.

    I am going to have to drink a lot to get any sleep tonight :o this is all very stressful. It's at times like this I wish I had an OH to share the burden with.

    My guardian angel has offered me use of a tiny cottage until I decide what I want to do and where I want to be. I can take Colin with me, so there's no problem there, I will only have to pay a very tiny rent [and that's because I insist]

    Oh I'm very out of sorts, this is upsetting my equilibrium :rotfl:sounds a bit dramatic, but I still don't like it.....

    Wowsers its all happening in Piq land. I'm not surprised you are discombobulated - this makes it all real I guess and a decision will be required one way or another. Anyone trusted you can talk it all through with? The pros and cons and the anxiety twitches?

    Great that DD is visiting, I remember when she went and how sad you were - doesn't feel like a year ago. Hope you have a lovely visit even if you have to work.

    Have a pat on the arm and a stroke on the back as I know you don't like hugs. Good luck with it all and I hope you get some sleep.

    Amazing news Piq...absolutely fabulous. You could start a bidding war.. (no, I am joking) but yes give first refusal to increase the offer to the first viewer as you can say you have another offer and need to maximise your sale price...remember the £8k could be very handy.

    I understand you feeling worried by all of this, hang in there, you are a strong and very able lady, you will work it all out to get the result that is best for you.

    If you get to a situation of an offer of an acceptable price, from one or more potential buyers, remember that the abilty to proceed to a fairly swift exchange of contracts (the legally binding, no-one can back out position), needs to be weighed up too, i.e. a no chain or very short completed chain situation is worth a little less money than a higher offer with no end in sight. This is one of the things you are paying your EA to determine for you.

    It is wonderful that you have a potential bolt-hole to move into if necessary. Just keep in mind, that if the market in your chosen area is improving and prices rising, that you will need to keep a close eye on the situation. I worked for 30 years as an EA or Property Buyer, (contrary to popular belief there are a lot of good, honest, hard working and totally committed ones out there):p Even so, one of my ex-bosses mis-judged the rising market because he was in a really comfortable rental:eek:
