All systems go Piq, just popping in to say what an exciting - if slightly terrifying! - time you're having. We are all surrounding you with virtual hugs and emotional support, and practical support in whatever form any of us can try to offer from whatever distance we may be.
Just a word of caution, my elder DD and her BF have just completed on their first cottage, three weeks ago. Their vendor was a single girl who used the cheapest conveyancing firm she could find, and they were absolutely awful - failing to pass on messages, actually lying about having sent letters and emails when neither party had had any contact from them - both parties were close to pulling out when they discussed it directly, compared what the conveyancing firm had told them, and realised what was going on. Cheap price certainly meant sub-standard service.
DD is only 6 miles away and coming back here daily to do her mare. She's finding it terribly hard living 'so far away' from her. I hope you can find a way to be closer to The Captain too.
My precious old lad was an Irish palomino and he is irreplaceable, my mare who was put down in January sapped my confidence so much and I'm sure I'll never find another horse as good as that golden boy. Still looking for a companion for DD's cob, though going into winter isn't a good time to get a new one.

Re conveyancers..would go for one who is not the absolutely lowest price and one with a reasonably local office so you can go in and hassle/ visit if you need to. Not sure I would choose an entirely online service for a sale. Have done it for remortgaging but that's it. Not when it's a stressful potentially emotional matter like a sale. ( it's also easier to threaten to complain etc if they have a local base)

Now where was I?
I have accepted an offer :eek::eek: A bidding war did start up but I cut it off when it reached the asking price. I didn't feel comfortable playing one off against another. I never expected to get anywhere near this amount and I am happy with it. I don't need to be greedy nor to upset people who want to buy my house so that they walk away.
The EA has sent me a list of solicitors on Monday I will call round for quotes. I hear the advice you are giving about not necessarily going for the cheapest. I seem to recall a customer at the coffee shop being very supportive of me and a barrister, may just engage in conversation on Monday's shift....err, not that I'm thinking of employing a barrister you understand, but they may be able to steer me in the right direction of a solicitor.
Now I need to find a list of things to do before moving. I know it's being a bit premature but it can't hurt to know what's to be done. I'm thinking about getting phone connection, broadband, letter redirection, utility cut-off/reconnection etc....:eek: I also need to think about selling excess furniture - I'm stressed already....
...and most importantly....how to keep colin stress free during the move. The last thing I want is for him to disappear whilst everything's being loaded up. Perhaps he should go to a cat spa/hotel for a day?
