If you get to a situation of an offer of an acceptable price, from one or more potential buyers, remember that the abilty to proceed to a fairly swift exchange of contracts (the legally binding, no-one can back out position), needs to be weighed up too, i.e. a no chain or very short completed chain situation is worth a little less money than a higher offer with no end in sight. This is one of the things you are paying your EA to determine for you.

    I totally agree with this.

Do take up your guardian angel's offer - you can 'pay it back' to someone else in the future :T

    And I love this.

Keep strong Piq. It boils down to a 'business' decision. Hard to separate our emotions, I know, we're human, emotions get in the way, but try to stay calm and methodical and hopefully the situation will sift out into the best for all parties. And yes, I appreciate this is easy to write, I'm not facing the situation - you are, but I hope it helps you to know that anyone of *us* here would step up to stand at your side in support in a heart beat.

I agree too - we are all here, Piq, go for the best outcome you can. Far, far better (tho' I do understand it's very discombobulating) to be spoilt for choice on offers than to be stuck and sitting in your unsold house with no viewers .... bite the bullet and go for it. You've come so far in your journey, take a deep breath and go on. You will be in a much stronger situation when your house is sold, and I am very pleased indeed to read you have somewhere to go. Guardian angel indeed, and if anyone deserves one, it's you! xx
  • I'm not for an upset equilibrium.

I hope you fathom it all out soon, so lovely to have an offer of a bolt hole etc

Hope you are a bit brighter today.

    :)

  • Hi Piq,

I've been reading your diary for a few weeks now and read right from the start. It has been such a great read like a good book, you have a way of writing things, are you still considering going down this route?

I came on here to see money saving tips and found your forum & couldn't stop reading from then onwards.

I am a horse lover too, I have a palomino, Arab x new forest mare who costs a fortune but she is so worth going to work for.

You've been through so much and are so brave with all the change and congratulations on your debt repayments.

I hope to be sticking around

Oh my goodness! How things have moved along. I do hope that you are managing to cope with it all - sorry, I can't offer any practical help as it's soooo long since I dealt with moving and all it entails.

I also love my kitchen so I very much understand what you mean.

Some (long) time ago someone said to me "Look to the Future not to the Past to find those things you want to make last"

Large glass of wine primed and ready to go....

Today I have had another offer on the house, more than yesterday's offer. In fact only a couple of thousand off the original asking price. I should be thrilled and grateful and I think I am, but I'm mistaking those emotions for fear and panic :) I saw my guardian angel today and she said that she had asked the universe to move things along for me, so I'm blaming her :rotfl:My guardian angel is a wonderful lady of 80 who still runs round, literally and bursts with energy and joy. Her husband has dementia and is getting steadily worse, she looks after him and still has time to look out for me - amazing lady!

The EA has recommended I accept the offer and I think it's wise advice, potentially I'm going to get more than I thought I would and any more would just be greed.

I'm afraid the diary is going to full of panicked updates and fearful waffles, probably best to unsubscribe now :D

Actually, I was thinking it's probably time to start a new diary anyway as I'm going into a new stage of my life and this diary is close to the 5000 post limit. Just need to think of an interesting title.

Amazing news Piq...absolutely fabulous. You could start a bidding war.. (no, I am joking) but yes give first refusal to increase the offer to the first viewer as you can say you have another offer and need to maximise your sale price...remember the £8k could be very handy.

    Lots of love

    Brizzle x

Now there's the joke, overnight it's gone up by £6k, perhaps a bidding war will happen, not sure if I'm comfortable with that. Know any good conveyancing solicitors? Preferably mse style ones?

Wow Piq - that is fantastic - even though you are discombobulated (love that word) it sounds like this move is "ment to be". Your guardian angel sounds amazballs.

Wotcha Noo! My guardian angel is amazballs. Fantastic lady.

I understand you feeling worried by all of this, hang in there, you are a strong and very able lady, you will work it all out to get the result that is best for you.

It is wonderful that you have a potential bolt-hole to move into if necessary. Just keep in mind, that if the market in your chosen area is improving and prices rising, that you will need to keep a close eye on the situation. I worked for 30 years as an EA or Property Buyer, (contrary to popular belief there are a lot of good, honest, hard working and totally committed ones out there):p Even so, one of my ex-bosses mis-judged the rising market because he was in a really comfortable rental:eek:
Sleep tight, and great news about your DD visiting.

Thanks Maddie, excellent advice. The offer todays comes from someone who has already sold their house so is ready to move very quickly once I accept the offer

I will stay awhile, maybe even buy it perhaps. That way I would be able to stay with my friend and give her some respite from caring for her husband. She has mentioned land for the Captain, not ready to go there yet though.
