Ive made a note of the 'contructive' points (better pictured, sort the bedroom by removing the TV etc and hanging a picture on the wall etc etc) and I will get out my contract with the current EA's as there is a 2 or 4 week notice period but I can't remember which of the top of my head. I shall write them a letter thanking them for the service, and end the contract. I have 2 other agencies in mind which I will check if they will multi agency if not, I have one of those 2 which is preferable so I will re advertise with them, carfully viewing the pictures and description and making changes as advised on here where neccessary and probably at a revised price of £112k for now and take it from there.
I will completley ignore all info given by TTMC as I think he is someone who has big car little willy syndrome and is completley unhelpfull, unlike everyone else who has replied to this thread0 -

I don't see what the size of my car or my willie have to do with your flat being overpriced. I think it's more to do with the size of your brain0 -
Can you afford to lower the asking price to £110k? Because then at least you'll be at the same price as your neighbour, so anyone viewing that flat will (if they've any sense) view yours as well...and have a chance to admire the view and the nice kitchen? Just a thought.Don't see the point anymore in offering advice to people who only want to be agreed with...0

Remember if you do buy stuff for the flat, you can take it all with you to your next place, so there's no need to scrimp. It's better to buy stuff you really like than an average Ikea picture (please don't buy the one of the grey pebbles with the white stripes :wall:)
Also, I'd ask for new valuations from the agents and, more importantly, ask them to bring comparable details of what they have actually sold. Get someone with a wide angle lens too.
Not the epitomy of taste, but here's a 10' x 10' bedroom in wide angle. Notice the corner wall goes in the centre so you get a strong sense of perspective. Neutral carpet and walls like yours but accent colours (from TK Maxx and Matalan) to draw interest. Take your own pictures and email them to the EA if you don't like theirs!

Thank you, your advise is invaluable! Nice picture, looks alot bigger with the Wide Lense! I shall check that out when i ring the agents! And no I won't get the pebbles from Ikea, I think its hideous and so common, I see it in loads of houses ive viewed on the web lol
