Advice on selling

My thoughts:
(a) First impressions - Get rid of the first photo altogether, or preferably, replace it with a better shot of the whole block
(b) Bedroom - get rid of whatever it is under the TV, as it gives the impression that you can't get all the way around the bed. Also, the view out onto that roof is not great - think about putting up some "voile", just for the photos, to mask the view (might not want to leave up for viewings if they cut out too much light, but that's something to consider). Might also do the same in the lounge. Or take photo from lower, so the view out the window has more sky in it.
(c) Kitchen looks GREAT, really classy, move that to photo #2
(d) The extra benefits - any chance of playing these up a bit more?Don't see the point anymore in offering advice to people who only want to be agreed with...0 -

(I know this one is up for £110 and our £113 but his is ground floor and his view is looking directly at a building wall, where as ours is 3rd floor and view of the old mills and moors etc which is why ours is up at a few k more!)
That picture of the block is much better than yours - get them to change.
Why have they got 5 pictures and you've only got 4? If you have a good view get a pic of that put up as well.
Good luck! PS have you thought about part exchanging with a builder? OK, they offer less but you save on estate agents etc.A positive attitude may not solve all your problems, but it will annoy enough people to make it worth the effortMortgage Balance = £0

HI, his is up with a different company, thats why he has 5 I presume.
I think ive made my mind up to bin of that particular EA and change to someone new and try and find 2 agencys that will allow me to multi agent to up the potential a bit.
They actually took a pic of the view, but clearly decided not to use it lol - its something else i'd want adding though!0 -
I live in Keighley, so I know the area & I think you're missing a few vital & yet obvious point. Firstly who wants to live in Shipley. Secondly, who in Shipley wants to live in an appartment, especially when you can get 2 or 3 bedroom houses for similar money. Anyone wanting to buy "the lifestyle" would buy in Saltaire - more money maybe, but a better location & looks like it'll be a much better development when it's done. Finally, it's just too small for what you're asking for it.
Sorry.0 -

Have read this thread with interest, and agree with all points made so far. Glad to see you are listening to everyone's advice.
It's a very nicely-presented flat, but am afraid i have to agree with the previous poster - it is very small, whichever way you look at it. I'm afraid you may be looking more at about £110k, which is obviously disappointing, but a home is only worth whatever someone else actually pays.0 -

OK I think your missing the point of the HELP forum and slagging of where people live is not exactly helping is it. I could respond with the following :TTMCMschine wrote:Firstly who wants to live in Shipley
Obviously all the people who live in Shipley want to live there, and I wouldn't go bragging about Keighley as it's 10 times worse than Shipley so I will reply ''who wants to live in Keighley''TTMCMschine wrote:who in Shipley wants to live in an appartment especially when you can get 2 or 3 bedroom houses for similar money
Clearley many people considering the amount of appts going up there and up in the last year all so are all selling off plan i.e hence my post if you read it ''all off plans are selling fast'' so I don't understand your post here? Urm 2/3 Bedroom house for the same money - your having a laugh, Ex Council maybe, and houses that need work doing possibily and 2 beds again possibly but 3 beds, in a non council area - where are you looking please tell me!TTMCMschine wrote:Anyone wanting to buy "the lifestyle" would buy in Saltaire - more money maybe, but a better location & looks like it'll be a much better development when it's done.
Really.....so can you point me in the direction of some NEW BUILD appts in Saltaire then please?TTMCMschine wrote:Finally, it's just too small for what you're asking for it.
Is it really? Can you tell me which estate agents you work for please so I can check your credentials as several different agents all valued it at what its up for and more, plus the same sized builds over the road as stated and up Dockfields and a little on the road are going for £130k, plus there is NOTHING any bigger, with the same qualites etc for less (except for the G/F one in our block and thats it)0 -

Yeah and thats fair enough, but I wouldn't live up cragg Road and Owlett Road area, if you bought the place for me, I like my things to stay in my house and I like being able to go to my car without thinking Im going to get mugged thanks!!0 -
Firstly there are a number of areas to choose from closeby & shipley wouldn't be first.
Secondly the appts are being bought off plan - not by people who want to live in them, by BTLers for "investment" purposes (which clearly doesn't work, does it?).
Thirdly, Victoria Mills etc are in Saltaire, you are not.
Finally, no, it isn't worth the money, thats why NO ONE IS BUYING IT!0
