  • Yeah and thats fair enough, but I wouldn't live up cragg Road and Owlett Road area, if you bought the place for me, I like my things to stay in my house and I like being able to go to my car without thinking Im going to get mugged thanks!!

    2k more for 2 bed house may be, but its all about location isn't it, and the house you pointed out is in a completly rough hole area, that I won't even walk through on my own, mine is not so its not really something you can compaire, thats like me compairing an appt in Manchester the same size as mine up for £250k and saying why can't I get that for mine.

    And again, if you are adamant all the qualified estate agents are incorrect and its not just because no one buys just before and after christmas for example can you please tell me which estate agents you work for and what your qualifications are as otherwise you are just an over opinionated plonker who has no idea what he is talking about

    How long has your neighbour been up for sale? No offence; it looks exactly the same as yours down to the furniture; fine that this is the norm but we're looking to stand out from the (cheaper) competition here if we're looking for a premium :o

    £3000k is wrong for the view. If your flat were on at £110k then there's no competition is there? At £113k, you're asking people to choose what is most important to them; price or view?

    Cleaner, maintenance, all the jazz, you pay for in the service charge (which means that will be higher too), it can't warrant an 18% price hike from a similarly new property :confused:

    OK I'm staying out of the Northerners fight re Keighley and Shipley!

    The flats you put up Vodka girl are like chalk and cheese for comparison.

    The outside of your flats looks awful, it's a really bad angle and looks like a public building (not in a positive manner)
    The kitchen is nice, though I do wonder if it is rather dark with dark units, still that's something you can only assess in the flesh.

    The other two pictures are absolutely souless and the bedroom looks like a budget hotel. I'd get rid of the tv in the bedroom altogether, it really looks unclassy and unhomely in the pics. Put a pic on the wall for a bit of colour, or a nice big mirror. Perhaps a few ornaments or what have you on the windowsill, something simple like a vase of flowers perhaps. Make the bed - when you rely on simplicity the finish must be absolutely perfect and it must look expensive, otherwise it just looks bare and cheap. Maybe use some curtain tiebacks so you can dress the windows with a bit more character, with a drape in the curtains to draw the eye away from the window.

    Sitting room - colours aren't great on the pic, not sure what colour your sofa set is - looks like it clashes with the floor and the walls. Again does not look simple and expensive. Check the colour balance on the photo and again I would bring a warmer colour into it. Perhaps open the patio doors and invest in a few ready planted early summer pots, so the flowers can show beyond the patio doors?

    Victoria Mills is being sold as Saltaire, so if it's all about the location then there's your answer - that & the fact it's a beautiful old building with Character.

  • Not much difference in price, bad lay out, no secure parking, no maintance, no claners etc, right behind carters club where all the drunk fight, right on top of the station (next to the main line) in fact no parking at all during the day let alone an allocated space and only £6k less - Its all reletive

    not Saltaire - Right over the road from us actaully so whats your point here (oh and if you want to say ''its classed as saltaire then a) no its not and b) we have a baildon post code which is even more desirable than saltaire so.....)
    2ndly as I said (if you can read the whole thread) £130k and there the same size, not due to finish till 2012 and the pics shown are of the suit in the marketing office (we have viewed them!)

    Why have you posted these in the center of saltaire - again completley different area, and lots more money. Thats like me picking a 3 bed in Saltaire or nabwood that go for £160k and blowing your theroy of getting a 2 bed house for £115k in the area completley out of the water -

    what are you not getting here?

    You paid 99k for it 18months ago, now selling it for £113500, , thats growth of approx 10%, which is unrealistic, I know the area well, lived in bradford for 38 years and in my opinion and Ive sold a few houses in my time it is overpriced , put the price to " offers above 105k or even 102500 and generate some interest, if you get more than one , goto offers, if you are not getting people through the door its overpriced although I would try another EA, a good one is manning stainton , decent service

    The first flat is almost £20K cheaper than yours. Your stuck in the middle between people buying cheaper because its all they can afford, or choosing something much better for a bit more money.

    You asked for opinions, & thats mine - it isn't worth what you're asking for it.
