Advice on selling

Why have I posted the ones in the middle of Saltaire? For the point I made above, would you pay £113 for your soulless flat, or £10K more to live in the Sir Titus Salt appartments, a beautiful old building with soul, character, history, & a much better location?0

TTMCMschine wrote:So why are you asking why it wont sell if it's just the time of year? You sound confused.
Because I was looking for help on how we can make it more desirable i.e better photos and the helpfull views so far people have made, for some help in a quicker sale - so no Im not confused, I was looking for advise, I thought thats what the board was her for or Im I wrong?
OH and FYI all appts in the ''mill'' are sold, the new ones are the NEW building which is being built as we speak, next to the river, which unforutunatley flooded the other week and cause problems with the foundations - dont think they will be giving that out as a selling point, or that fact the lower floors wont beable to get contents insurance due to the regula flooding river, do you!Doozergirl wrote:How long has your neighbour been up for sale? No offence; it looks exactly the same as yours down to the furniture; fine that this is the norm but we're looking to stand out from the (cheaper) competition here if we're looking for a premium
£3000k is wrong for the view. If your flat were on at £110k then there's no competition is there? At £113k, you're asking people to choose what is most important to them; price or view?
Cleaner, maintenance, all the jazz, you pay for in the service charge (which means that will be higher too), it can't warrant an 18% price hike from a similarly new property
Neighbougr has been up about the same time as ours, a few weeks before iirc. His was valued at less than ours due to the view and he paid £10k less than ours due to the terrible view lol But I understand exactly what you are saying.
CFC - I have not taken offence to your post as you have given constructive critisim rather than being darn right rude and offensive - I will take your views on board and see what we can sort out this weekend - thank you0 -
Good Luck Vodkagirl,
you asked for opinions & thats what you got. Take it or leave it but I fear you'll still be there in 12 months time if you don't drop the price.0 -

Just because its being advertised as saltaire - does not mean it is saltaire. I see house advertised as ''wrose'' all the time when there in eccleshill etcTTMCMschine wrote:Why have I posted the ones in the middle of Saltaire? £15k more and because for example, if I have a budget of say £150k for a house, but there was one a little further up the road in a better area for £170k, doesnt mean I can ''find'' an extra £20k just cause its in a slightly better area. And no I don't think the sir titus apts have soul, ive been in them and they are very dated decor inside (most of them)arkie wrote:You paid 99k for it 18months ago, now selling it for £113500, , thats growth of approx 10%, which is unrealistic, I know the area well, lived in bradford for 38 years and in my opinion and Ive sold a few houses in my time it is overpriced , put the price to " offers above 105k or even 102500 and generate some interest, if you get more than one , goto offers, if you are not getting people through the door its overpriced although I would try another EA, a good one is manning stainton , decent service
Thanks for the advise on which EA to go for, that helps.
We didn't pick the price though as we had no idea what to ask for it, we went with the price from 5 different quotes from qualified EA's we can't really do more than that!0 -

Oh well, at least I won't be in Keighley!0 -
Yes Vodkagirl,
if you have a budget you pick the one at 94K or the one at 107K or the one at 110K - you can't afford to be picky over views if you're on a budget. If you can afford more you pick the one thats far nicer & bigger & as you stipulated, in the best location, ie the Sir Titus Salt building in Saltaire.
And if they're advertising it as Saltaire then it's Saltaire.0 -
There are some cracking places in Keighley. Shipley is a nothing town - doesn't even have a proper town center, just a row of old shops around the bus station & an ASDA & hordes of delinquent drunken youths.0

Anyhow,
I'm thinking of becoming a property developer & have found the ideal property in Baildon, at least as nice as the lovely Shipley:

Just imagine how many appartments I could fit into that, & only £154K each!0 -

I think i'll get mine changed then, now shall I pick Saltaire or Baildon, I might even pick leeds as after all, if they say it's leeds it's got to be leeds right
I just PMSL at the druken yobs comment when you live in Keighley. I don't understand why you feel the need to slag of Shipley so badly, I think its the big car little willy syndrome from you fella!0
