Advice on selling

Can anyone advise or have any thoughts on why we may be having problems selling our apt?

Basically we purchased it 24 months ago off plan (new build) and have lived in it for 18months (moved in when it was finished). We purchased it for £99k (1 bed) and it was recently valued at £115k at first we decided to try our luck for 1 month at £117k (a reason I will explain in a second), with no luck we reduced to £115k before Christmas, with still no luck and us now being ''desperate'' to move (10 weeks and counting till the baby arrives) we have reduced to £113500, now that was only a week ago but still no viewings.

We have had a few viewings but not an excessive amount and the reason they usually give for not being interested is because ''were really after 2 beds tbh'' things like that - Should the estate agents not be ''vetting'' them or discussing the needs with them more carefully, as im fed up of getting my hopes up only to be met with the same answers.

My confusion is there are 3 other ''new build'' apts going up at the moment as its an ''up and comming'' area and they seem to be selling when they are a) in worse locations (i.e right on main road) b) dont have the security we do (ie gated parking) c) starting at £130k for 1 bed same size as ours off plan and I can not understand why they are selling when they are so much more? (this is why we tried our luck at £117 as we know ones over the road were going for £130k min for same size)

Also when should I be thinking about changing EA's and is there actually any point as if no one is asking to view it then surely this will be the case at any agent? I know it goes in the local paper every other week, is in there shop window, is on there website and the rightmove website.

Can anyone help?

    yourbest best so peeps can get a idea of your property is to post a thread of your rightmove details, see if it catches our eyes, people can then point out if they can see any problems that may be putting buyers off

    ring up as a "mystery" shopper and see if they offer you your own house for a possible viewing - or get a freind to do it

    sometimes folks on here put up rightmove links so that they get independent views on the decor etc - if you are feeling very brave !!!

  • think if its adverised as you stated then people who are looking for a 1 bed will be FTB so they will hold out for a good deal. Are the new builds around you got any deals on ie. deposit paid??

    Also when you get viewing then if your not getting that many as you mention then it might be an idea to get a friend to do a 'viewing' and give really honest views of what they see and what they like/don't like, this way you know where to start on getting the small number of viewings into an offer

  • OK Im not fussy if you wanna slag it off lol I can take constructive critisim.

    We tried to give it a more minamilist look for the pics and for the viewings now so it looked a little bigger (I.e we had a big TV unit and changed to the tiny corner one - packed all DVD's up and sent to storage etc) - I dont really like the first pic of the exterior as its the carpark and entrance view not the front view so to speak but can this really make a huge difference?

    And this is an example of one over the road up for £156k and similar size , but there not due to finish for 5 years so the parking, supposed gym and everything in pic 7 is basically waste ground and building works (we went to look lol)

    its in fantastic condition and looks very well presented, but its small, rather narrow, so thats probably where the problem is, nothing you can do about that, you look like yourve stored lots away, it just means yours will take longer to sell untill the right person comes along.

  • yeah, it is narrowish, but the picture dues make it look narrower if you know what I mean, like you say nothing we can do about that - thing is, these other properties are just as bad (small wise) but they are selling off plan. my only thoughts are possibly cause they are off plan, people are imagining what they will be like and are imagining a bigger property (like we did originally) where as with ours they can see the size

    possibly but unlikey. you can see why the other properties up alot more, so there not really in the same bracket so you cant really compare. the other flat has a luxury bathroom, a study and a good size lounge, its lik ecomparing my 3 bed semi to the 3 bed semi up the road with extention and convervatory, you cant lol,dont think it wont sell it will. theres a buyer for every home, ive lived in some very odd houses and sold them and good prices.i understand you want out now, i lived ,ate ,slept ,moving, but what will be will be.you will sell it dont you worry

    LOL thanks - its kinda hard when your paniking about the baby coming and no room for it :rotfl:

    Im just hoping the EA's comments of ''Feb/MArch/April are the busiest months'' are true and we get a sale!
