LOL no I'm on nights so I didn't go to bed at all untill 8am so I was researching plenty lol.
My dad has been booked in for friday to sort the bedroom seen as in my state I can't move to well and can't lift stuff lol. (poor dad!)
Thanks for confirming that the teal will go with the dark brown as I was a little worried it would suit pales/whites better but I was looking today and thought ''actually it will go quite nicely'' lol.
Thanks for the further hints on where to buy cheap cushions from and stuff and doing the bathroom as you are correct it is all white suit and all white tiles. We have a little shelf behind the toilet which the loo roll sits on and no soap holder etc as it ment drilling in to the tiles which we didnt really want to do, but would you suggest this? We also have black towels, but there crap anyway so what colour whould you suggest? Quite litterally the only think we have done is put a mirror on the wall above the sink, the little shelf under the sink is FULL off toilteries so Ill have to clear that down and the bath has lynx showergel for him and Parmolive one for me lol and Lorel Elvie shampoo so Ill have to get some osh stuff to put out for visitors LMAO.
Ill take on the extra price drop comment (about it being to soon) and perhaps stick with the current price when we switch to the new agents.
Regarding the contract with the EA's I got it out and its not really a contract just a letter stating no sale no fee and that the fee's are 1.5% plus VAT and nothing about tie in periods, where would I stand with this then?
Also if for example I moved from EA 1 to EA 2 and in a months time some one who previously viewed my apt when it was up with EA 1 comes for a further viewing with EA 2 and places an offer, do EA 1 have any claim over trying to get fee's out of me or anything (if the contract has been properly ended with them?)
regarding no mirror, kind of where they are stood for the pic, to the left is an alcove which is where a triple wardrobe is, the wardrobe is mirrored to give the room a larger affect so I susspect a further mirror may be TOO much.0 -
Use your black towels (unless you fancy new ones in which case Tesco are quite good value and hold their colour well!), you don't need to go overboard and don't bother about drilling into tiles either. You don't need to buy posh shampoo, just carry on using what you use, but hide it!
A couple of bottles of nice bath oil/bubbles stuff that are all same colour or range at the top corners of the bath, put the loo roll behind the toilet and stick some candles on the shelf instead. I used to light an oil burner a little before a viewing (just in case there was something I couldn't smell!)
And group things in odd numbers, not evens, LOL!
Oh, and always have all your lights on, regardless of time of day!
I could go on forever.......Everything that is supposed to be in heaven is already here on earth.

LOL I always light some scented candles before the viewing for a few hours for the same reason as you 'just in case there is something I can't smell'' ha ha

Just another quick tip, put the heating before a viewing to warm the place up if it's a bit chilly. Nothing better than the feeling of a nice and warm cosy place.0

LOL every single viewer so far has said ''oooo its lovley and warm in here'' and we go on to tell them we only have the heating on for 1 hour in the AM and thats it, they always seem impressed (obvioulsy not enough lol) I guess the saying of ''heat rises'' is true so everyone below us pays to keep us warm instead0 -
Well I've made a bit of progress (thanks Dad
)
Bed has been moved (to where the bed was in the pic Doozergirl posted) TV has been removed from the wall and filled and painted, basket removed and one new bedside draw (again in the same place as the one in the pic DG posted).
Also got dad to paint round the entrance area in to the appts (the foye bit) so it looks all fresh and new there as well lol.
Estate agents are on 2 weeks notice so the hunt is on to find a new EA now as well.
Phew this is HARD work0 -
Communal areas are really important too! The flat I showed you, I actually painted and then scraped and scrubbed 30 years of grime and paint splatters, I swear, off our section of the stairs, about 20 in total! (ours was top floor; I don't think I'd have bothered otherwise!)

Well we complained to the cleaners about the walls, and they have already scrubbed them last week so mainly up the coridoors is clean, it was where you come in, around the lift area, all grimey and finger marks everywhere so I whacked some wet pain signs up and decided to sort it myself rather than wait 12 months for the management company to bother doing it lol.
Also good point all the wood on the outside of the property is currently being replaced as the builders who fitted it originally didnt treat it (muppets) so it went all pale and water marked in the bad wether, so now its all being removed, and new (treated) stuff going up, they said will be completed in 2 weeks. Bad sign is scaffolding out side for 2 weeks so when I move to new EA, we might not get an outside pic for the first week its up with them, ill have to forward one on when the scaffolding is removed, but deffo a plus that it will look all new again on the outside as well!0 -
I haven't read the whole thread due to being bone idle but if you were to go the Nationwide house price calculator at http://www.nationwide.co.uk/hpi you'd see they are valuing the pad at £106865 Q406 .
The Halifax version at http://www.hbosplc.com/economy/housepricecalculator.asp calculate the value as being £112970 Q406 so the true value (whatever that actually is) could possibly be somewhere in the middle .

There have been lots of constructive comments, particularly about the decor which I don't feel I have anything to add to, but few suggestions as to HOW to improve the description.
You need to bring out the selling points, some of which to you are clearly 'cleaners, window cleaners, maintenance, secured gated parking etc.' (expand on that etc.!), NONE of which are on the Rightmove entry.
There's no mention of the canal and 'waterside' is attractive - (you might think it's implied in the word 'Wharf' but it needs spelling out and bigging up!). If possible get the external picture taken from the opposite side of the canal, a glint of water in the foreground shows that'waterside' is not an idle boast.
What about the views, they clearly made a difference to you, surely they're worth a line.
Also, on the floorplan, your hall cupboard looks almost as big as the bathroom. That may be due to an inaccurate drawing, if not, make more of it - a good sized cupboard is a huge advantage in a small flat.
The advantages of the location could be made more of too, you're practically sitting on a long-distance cycle path for instance.
You need to almost dictate to the estate agent what goes in the details. They may refuse certain things (adjectives that are matters of opinion for instance) but they should listen to you, you live there, you know why you bought it, and what floated your boat is likely to appeal to someone else.0
