    Just called the number in the article for Halifax mortgage.

    I was charged £115 instead of £75. They have arranged a refund for £40.

    Although I did ask about interest they advised they were not paying any interest as the FSA did not require them to do so.

  • I tried to reclaim my mortgage exit fees from Cheltenham & Gloucester and was told that as I had entered and signed a new capped repayment mortgage 12 months earlier, I was not entitled to any monies back. Bah humbug.

    I took out an endowment mortgage with the Halifax in 1989, then stayed with the Halifax, but changed the mortgage type to repayment in 1999.
    I paid the mortgage off last year and was charged £225 for the privalidge (£175 exit fee and £50 deeds release fee).
    I wrote to the Halifax last week saying that these charges were not on my original contract (using Martin's template letter!) and requested repayment in full.
    This morning I received the following response.........
    ".....My understanding of your complaint is that you are unhappy with the level Mortgage Exit Administration Fee that was charged when you repaid your mortgage.
    I have investigated your complaint, taking into account your comments. The fees we charge were detailed in the information which accompanied your mortgage offer. This information also explained how we are able to vary the fees charged in certain circumstances.
    As a gesture of goodwill I would like to reduce the fee to £50.00 which was the fee applicable when you took out your mortgage in 1999. Please find enclosed an acceptance form for £125 being the difference between the fee you have paid and the reduced fee. If you sign and return the acceptance form using the prepaid envelope provided.
    you will find enclosed a copy of our leaflet explaining our complaints procedures.
    Should any of your concerns remain unresolved please let me know what you'd like me to do to put matters right. we are keen to resolve your concerns, if we are unable to do so we'll provide you with details of how you can contact the FOS for help. If I don't hear from you in the next eight weeks I will assume you are happy.".......
    The attached acceptance form has the following statement..
    "I/we confirm that I/we accept the total amount of £125 in full and final statement of my/our complaint relating to Mortgage Exit Administration Fees"

    RESULT!!! Thanks Martin, Et Al!

    They were really helpful and agreed a huge £25 refund in ten minutes on the phone.

    My mortgage tells us there was a £250 fee, can we claim anyway as they are extortianate? It is with Northern Rock and we took the mortgage out in 2005 and changed it last year?

    Finally, received a written reply from their mortgage department after I had queried the note regarding the increase shown on my annual mortgage statement. They have confirmed that if my mortgage runs it's alloted time (only just over 5 years to go) then there is no charge. However, if it is paid up before the due date then the charge applies. Since sometime this year I am going to be made redundant and also want to move looks like I have to pay the charge which is now £125.00
  • Halifax refund:

    Searched out all relevant literature/documents etc. only to find that when I phoned Halifax they quickly found relevant info anyway. Really on the ball and helpful. Asked me a few Q's and a few minutes I was informed that a cheque for £135 would be with me within 28 days. EXCELLENT SERVICE!!!! Martin you're the man!!!!!:T

    I claimed £110 from Halifax which was the difference between the £65 sealing fee in 1987 and the £175 charged when I paid up in 2006.

    Today they have agreed to refund the whole £175 as a "goodwill gesture"

    I used the template letters on this site and sent them in three weeks ago.

    I have just rung up Natwest, having changed over to the Chelsea on July 2006 - no problems - £140 winging it's way into my account - diff between £85 originally put on and the £225 sealing fee charged this year - one happy bunny!
