Why not make 2013 the year you stop helping these folk and just do private rentals to people who have, you know, jobs and things?

If you're a private landlord and not a total **** then you'll be popular, especially if the rent is reasonable and you fix things when asked (something that I always struggled to find when I rented back in the mists of time).

Trying Moo. I advertise and let thru an agency and these are the people looking to rent where I am.

I'm very diligent about repairs, new deposit registrations all done, gas safety checks etc. I think I need to shut up and move on with this. There isn't an easy fix but I will be putting every debt through the courts now. Rents are all at or below market rates.

Issue truly is that there is no deterrent at all to folks doing whatever they choose, with the full support of our current system. If you withheld rent and were legally evicted and knew you wouldn't be entitled to another house you wouldn't do it. But you can pocket it, be evicted and walk straight into another property with the council happily helping you out.

Sorry...going to stop ranting about this now. I made the decision to do this and I need to suck up the consequences.

Ref the tennants and the rent. Is it maybe that you set the rent too low, that you get these scummy tenants?

The whole housing entity is a joke. The only winners are the tenants. There are lots of tenants who ARE genuine, who pay their bills, who are no trouble to noone but unfortunately those who drain the HA's for every penny take up so much time, energy, but most of all, flipping money.

I'll stop moaning now! Just wanted to stay that I can totally sympathise.

Well Booby has returned to play havoc. New Cancer now less that 19 months after original one.

Once I get treatment plan on Monday, I think we'll just have a shiny new diary to celebrate

Bad bad booby indeed. We also have cancer in our midst. Won't say anymore as don't want to out us. It's a battle and a half that's for sure. Will def stalk your new diary.
