Well I hope everyone had a good Christmas and is getting ready for the New Year.

I've been chatting to Small Boy and we've come up with some resolutions which we'll help each other keep (or break if I know us).

I'm going to start a new diary for the New Year good stuff because it'll be fresh and shiny.

On the blip front the oncologist phoned the other day and they're organising a CT scan for January. She thinks it should be fine, just a precaution. Other slightly blippy news is I've found a large hard lump about an inch across at the side of the breast against my chest wall. I'm doing the "Don't Panic" bit because I'm seeing the surgeon anyway on the 8th so I'd never get in before that even if I went to the Dr. So forgive any moaning or on-line panicking...I am a bit wobbly in case this is it starting again. I think this can be blippy diary and I'll close it down when everything gets cleared next month :o

sorry to hear that you're having a blip and can understand 100% every thought and emotion running through your head...
good that you are already booked in to see the surgeon and that you are getting a CT scan as you are right you wouldn't get seen any sooner by going to the gp...here's hoping it turns out to be scar tissue/muscle and nothing more sinister
if it turns out to be crappy stuff again then we'll take it one step at a time and you know I'll be here
    Big hugs xxx

Well to complete my happiness (moaniness) just had tenant at door to tell me he's moving out on Wednesday and I can whistle for the grand and a bit he owes cos he's filing for bankruptcy.

Another tenant is leaving on Friday and I need to get a locksmith out to get into flat where eejit has scarpered owing over five grand in rent.

Looks like 2013 is starting with 13 being the number to watch out for.

    Flipping 'eck.
    Nae bleeping wonder.
Imagine coming to your door to tell you they are going bankrupt.
If I lived in the burgh I would rent from you & would actually pay my rent.
Might it be time to think of doing it through an agency?
    Words fail me TBH.

    Thanks Beanie.

An agency would charge me around £800 per month and phone to tell me that this doesn't work or they owe me that. Unfortunately little extra help for masses of extra cost.

What I do have is an ad hoc arrangement with a firm who I pay job by job which reduces my effort but keeps costs down. I've also got an arrangement with the local sheriff officers to help me track down renegade tenants and make them pay through the courts.

If I could dump them at a price where I broke even I'd do it tomorrow.

    xxx

The rights and powers in a tenant / landlord relationship are now wholly with the tenant. There were Rachman individuals in the past and probably some around today but most are decent people renting our decent places.

It takes about 6 months to get someone out for non-payment and then you have to chase them through the courts. In a flat with a £500 rent you can easily wipe out £5k with little effort.

Shelter are wholly on the side of the tenants. Landlords are enemies to them and they will start battles and threaten you over complete lies and stories. Once you proved them wrong you never get an apology or even an acknowledgement. CAB have exactly the same mantra "We will always believe our client" even when that client wouldn't know the truth if it smacked them in the face. I worked for them, I know.

Ask a Sheriff Officer or Bailiff how many "innocents" they deal with...they'll struggle to find a case for you.

My bankrupt was given all the rent I asked for by the Council. He kept it and spend it. Now if I gave you a tenner and asked you to hand it to someone else and you ran off and spent it that would be theft. You could be prosecuted. You could get a criminal record. A tenant does it and there is absolutely eff all I can do about it. Bankrupt man is a thief, he withheld money expressly and only given to him to pass on the me. He stole it every bit as much as if he'd broken into my house. And the moral, he'll move into a new house, because he can't be homeless and the people reading this who pay tax and work (or try to get a job) will pay for his new house.

Who are the fools here - us!!!

Sadly it will only get worse when universal credit comes in & HB is only paid directly to the claimant.
If I dident pay my mortgage I would expect the building society to take action & I would be intentionally homeless I believe for not paying.
So the council would have no obligation to house me.
So I worry all the time about not being able to afford to pay my mortgage.

Beanie, my lot have been handed the money and not paid which is a compounded issue and they're all re-homed.

Golden ticket is children...make sure you've always got one under 5 and you've a private force-field around you. I've had one who said she was fleeing an abusive relationship and needed a chance of a decent home for her and her two little boys. Schmucko here gave her a flat and she used it to sell heroin from. The local community stoned her out of the flat and the police raided smashing out the door frame.
I picked £000's in costs but couldn't evict. Director of Housing told me to toss her out and they would re-home. The social even came and moved the furniture to the new house. I have to get men in to clear the filth and the stuff she didn't want.

    The system is broken.
