    Looks like a really nice house, for 400k & not far too london albeit Luton

    But it's tending towards proving my point with a theory I am developing about "Watch out for those modern kitchens and bathrooms - check the location in case they've HAD to put in fashionable ones to be able to sell it at all in a location like that.....". I used to wonder why on earth some people sell their houses pretty soon after having got themselves a nice new kitchen and/or bathroom - thinking "What have they thrown their money away for like that?". Duh...now I think I might know...

    :D oh and I like planes, used to live under the approach to LU in Stevenage, but that was quite close enough thank you. This is under the take off leg from the airport, when engines are going to be on full throttle, and that's a big ask, even for a plane enthusiast.

    My husbands parents live a couple of streets away. We often stay there for the weekend, and I can honestly say I've never even noticed the planes.

    It looks as though the flights make a sharp turn to the South immediately after take-off, which greatly reduces the noise over Luton.

    Anyway, I'd definitely advise sitting outside the house for a while to gauge the noise, and doing this a few times with wind in different directions.
    No reliance should be placed on the above! Absolutely none, do you hear?

    If I were to sell my place, I would first get the kitchen done. Not because of the area the house is in (it is very nice and expensive, thank you very much) but because my kitchen is old and tired and perfectly functional for what we need but not a good advert for the house.
    For instance the cooker is over 40 years old (older that the place itself), its more posh sister is now featured in the Science museum :eek: (ours is a "compact three" if you're that interested:p). It still works but would not look good to prospective purchasers as it is not "trendy retro", nor would the kitchen cabinets that are circa 1980's. Changing it may cost some money but it would almost certainly speed up a sale. Even where I am which seldom sees houses on the market for any length of time. Same with the avocado green bathroom suite we have. Everything works and works well, but buyers want white these days. So certainly for us and our area, your theory does not hold water.
