From earlier in this thread http://www.rightmove.co.uk/property-for-sale/property-30633379.html?premiumA=true picture 11 would give me nightmares. Even more strange about the life size doll if you look at picture 6 the portrait is the same so either the doll is based on the painting or they did a painting of the doll??

Would you seriously use this as the main photo for a property?

Perhaps showing that you need to factor in the conservatory blinds into the price.

Actually, that has been suggested to me as a tactic and I think that it is one that has often been used successfully in at least one part of the country.

I've never ever seen this tactic used in my own part of the country - but I have been turning it over in my mind as a possibility for my house.

The reason for that is that, with my forthcoming move to a different part of the country, I do wonder whether I might see a particular house there that I "set my heart on" and decide I must have it and there ya' go - I've found mine, whilst not having sold my existing one yet.

The reason for this tactic would be because I had "found mine" and was trying not to lose it - but, if I didn't get a buyer along pretty darn quickly for my existing one and, as a consequence, lost the one I intend to buy then my reason for that "special offer for a limited time" price would then have vanished and I would put my price back to the norm and carry on waiting for my buyer.

The reason I am undecided about this as a tactic is because I wonder whether it would get used against me by a ruthless buyer saying "Here...money..I noticed that you had this place up for that 1 month only at that special offer price - and therefore I am not going to offer you any more than that (even though that month is over and you have lost the place you wanted to buy)". So I am reluctant to reveal my ultimate "fallback - beneath which I will simply take my existing place off the market" position and fear therefore that ruthless type buyers would think they had discovered "do not go beneath price" and still push for it, even though my circumstances had changed and I had gone back into a "lets just wait for a buyer to offer me the RIGHT price" scenario, otherwise they aren't getting it...

I think this tactic would probably work - as, after all, if the "one a vendor hopes to go to" has gone then they will all just put the price back to normal and just sit there and refuse all offers beneath the proper level. I'm just not quite sure about it...

So - no ruthless buyer can force a house out of a seller for less than Proper Price - whatever "temporary for a limited time offer" there might have been on the place. As long as a seller isn't desperate, I estimate that tactic wouldn't rebound on them...but I don't know...

Has anyone else used it - and not had a ruthless buyer try and use it back against them subsequently?

Also states" Originally marketed in November 2009 and since being subject to considerable refitting and extension works but with the price remaining the same - FOR QUICK SALE"

Wonder how much they bought if for before doing it up? May be in 2009 when not as pretty and could not sell they thought, lets re mortgage and do it up......4 years later finally done lol.

They also say will consider part exchange for smaller property. Seem pretty eager to move.
