Wow you guys are mind-readers - I was looking for a calculator. Thing is I am on one of these interest only offset beasties - so I can pay in any amount and as long as there is money available to take the interest off every month they are happy. But I want to pay it off - don't want to be at their mercy any more.

I really admire the people on the Mortgage free boards, I think its an astonishing amount to pay off in most cases, there is one diary over there and the writers are on their second mortgage. To own one house outright is amazing enough but two!
I haven't got a mortgage yet, need to go see the Bank on Friday to see how much I should be saving to have enough for a deposit.

I think 10% plus 1000-1500 for fees would be enough, just. 25% if you can though, because you'll pay a hugher interest rate with less.

We're borrowing about 4 times our salaries with 10% deposit, on a scheme called EasyStart that some developers do.

There are very few Banks that do actually lend the 90% rate that they promote (trust me I have very recent experience). It is a honey pot to draw you in most of the time. The best most offered was 75-80%. I did get offered 4x wage though.
