  • Hmm why follow up with another survey if the first didn't find any problems - seems like a waste of money unless they are desperate to find something to try and get a price reduction?

    We are glad in retrospect that we did the last one that the insurer's insisted on, since it will mean that we should have no problems getting insurance with another company now we can answer "No" to subsidence, whereas I would have felt I had to declare that one report had possibly found it otherwise. We reckon that will save us the cost of insurance many times over. Though at the time I was thinking will this never end!

    Any idea how quickly they will get the survey arranged (we took one week from being asked to get the additional survey to getting it done, in our hands and back at the bank). On the other hand we weren't trying to delay things.

    Hi everyone. I'm new to the thread and have just read it all. I was hoping for a quick process but now i'm not too sure!! Here's my situation. I'm a FTB and had an offer accepted about a week ago. My mortgage application was sent off on Tuesday and my valuation is being done tomorrow. I want to exchange contracts ASAP (to avoid being outbid) but I cannot complete until late March. Is it a problem to exchange contracts and then leave the completion date for a month or so?
  • Is it a repossession that you are worried about being outbid? (or just general worry). I would say that you could easily go beyond March !!! But then if you have been reading this thread you'll realise it didn't run smoothly for me.

    In my case we saw the property in early September and put in a offer instantly which was accepted a week or two later (probate property with possible sealed bids but they accepted our offer before sealed bids). Then the vendors said they wanted to exchange within 28 days and complete 2 weeks later. So we thought we would be in for mid November. Then a series of stumbling blocks - including the vendors solicitors being slow but mostly caused by the bank's survey meant delay after delay. I have worried at various points that the vendors would get tired of waiting but it looks like we will exchange and complete next week.

    Discuss with the vendors possible dates for completion when you are a bit further through the process. For example are they in a chain? But good luck anyway!

    ITs take over 5 months but we got there in the end!

    Roll on home time so I cna get out of ork and go see my new house!

    My dad has them! I'm in work so I have to wait...

    Didn't want to take the day off and then not complete to half 4.

  • I think I would be dying to leave early. I'm lucky - next week the earliest we could get the keys is somewhere between 10 and 12 and I'll finish work at 10.30 (short day that day) so I won't have that problem. Ah well hope the next few hours don't go too slowly!!!

  • Yes that is what I've been told - that the solicitor will ring the estate agent to say when they can release the keys once all the funds have transferred.
