Well, Here goes - a stress and hassle free purchase.......

We've been looking for six months and finally found the 'wow' house for us. Offer went in yesterday, close to asking, and was accepted yesterday evening.

Next was the mortgage. Decided on on a 2 yr tracker with santander, spent two hours there this afternoon and came out £495 less off but with a full mortgage approved! This was a lot easier than expected especially for a ftb 90% ltv.

Have taken approval to estate agents and have sourced conveyency solicitors at £1239, just awaiting their paperwork etc.

Next is the valuation, then home buyers report (at another £312 cost or building survey at £415).

So, 24 hours in, we've accomplished a lot so far in a short time. Hopefully the rest will be just as smooth (we've moved 9 times in 13 years).

We are aiming to complete in mid October.

    Had decided to go with a conveyancing company, but following various threads on this and other forums, have decided to go with a more locally based solicitor. More money(about £100) but worth it I hope.

    Valuation at the end of the week. Ea keeps trying to get us to hurry up and get home buyers report organised but going to wait till valuation is through. In no rush, I'm happy, vendor is happy with may expected completion date.

    Good Luck! I'm in the same boat. Offer accepted last Friday 22/07. Solicitor instructed Monday 25/07. Full Mortgage application to Abbey submitted 27/07, asked for payslips 28/07. We're still waiting to hear the outcome of the mortgage application. Judging by your outcome Abbey/Santander don't drag their feet. Our broker submitted our application so hopefully we'll hear something next week, fingers crossed. We'd like to complete by end of September (or before if possible).

    How old is the property? Before opting for the saving of £103 for a homebuyers report, the full survey may be much better value for money in the long run.

  • Judging by your outcome Abbey/Santander don't drag their feet.

    Goodness me you're lucky, we're porting our mortgage with Abbey/Santander and it took them 5 weeks to get back to us with the OIP, now they need to do the valuation. We were supposed to exchange the week before last! lol! At least we might still get our proposed completion date of the 19th August.

    I do hope you have more luck than us with them. :)

    We completed application in the branch with all the Id and payslips, spent over two hours there! Did you get a provisional yes after credit checks?

    Yep you're probably correct, will go for the building survey, £250k is a lot of money to lose for the sake of a hundred!

    Yes, we got an AIP after credit checks. So hopefully it will all be alright_pale_
