  • We appointed a solicitor and applied for the mortgage on the same day. The solicitor is very efficient! It is funny how everyone does things differently. We only commissioned a survey once we knew our mortgage had been approved by underwriters thinking the valuation would only take a couple of days. They seem to have a bit of a delay on the valuation side of things.

    I don't understand why people do this. I would always get a solicitor once I have found out that the mortgage has got the go ahead otherwise if it is declined there would be a chance that the solicitor could rack up legal fees for which you would be liable.

    Chance I was happy to take to avoid delay. We have to be out of our current property by the end of September, I didn't want to drag anything out. So in for a penny......

    Mortgage came through today, so only one or two things left to check and we are good to go!

    Well the survey/HBR came through to day - very little to worry about as far as I can tell. I have forward a copy to the solicitor for action on the possible 'legal' comments i.e. building regs etc.

    Next stage is the searches and my work advance of pay, six weeks they said so all is on course for beginning Oct:j

    Well all seems to have gone very quiet this end but I thought I'd just post an update.

    Searches are 'nearly' complete as of last friday with the exception of a few additional enquiries which the locum solicitor told me was just routine.

    Advance of pay has gone through without any hiccups and is just waiting on solicitor/employer communications (I hope!).

    Mortgage is ready and waiting.

    I keep in regular contact with the vendor (every fortnight) just to let them know what's happening - I find this a really good idea as it allows us to discuss the area, neighbours etc without thinking they are being 'forced' into it.

    Family are getting excited now, hopefully exchange isn't too far away and the main solicitor is back off his hols - I wish I could have a month off!

    Still hopeful of completion in the first week of October, though later dates will not be a major problem as they mean we can say a few extra pennies.

    I've just begun the process. Haven't done this for 24 years!

    Had an offer accepted on a place I like. Mine has been on the market for 13 days. Seven viewers, one repeat, no offers yet.

    I live here for 24 years and expect it to sell in 13 days:o

    Thanks for updating your thread. It's so helpful to 'know' others that are going through the process.

    Well, here we are, the later thrilling instalment of the stress and hassle free FTB house purchase.........

    What can I say? Signed contract and TR1 today, popped them in the post and transferred the money to the solicitor's bank account. The most stressful part was realising I had to do two transfers due to the 10k limit each day.

    Solicitor has been very good, doesn't seem to miss a anything which is very reassuring.

    Anyway, hopefully 14 days till we complete!.
