    For god's sake- yet another survey! Seems really silly that you keep having to have them done, hope it goes well tomorrow, and they send it through quickly so that you can make a decision and try to get somewhere!! I know you don't want to walk (you are being very very patient) so hopefully insurance will come through and you are very nearly there!!

    Queries such as are you mains drainage- yes
    can you confirm that you are on mains-yes
    can we see you bills- yes 3 years here
    still unsure......arrrrrrrgggghhhhhhhhhhh!! We were only put onto mains (before our time) about 10-12 yrs ago, so this is raising lots of queries-funny thing is is didn't cause us any problems when we bought 5 years ago and nothing has changed!
    Things like this mainly. Lots of repeats from things that were given answers to months and months ago. So a real mixture- some relevant, but slow coming through and some that are ridiculous ' when does your client wish to complete?' um- 3 months ago please, 'can you confirm the property will be empty upon completion?' ya ha 'can we see the marriage certificate'- what the one that was photocopied and given a week after we accepted the offer?- take another copy!
    Still no news today-left messages and waiting for call bk!

  • Hello. I'm new here and desperate to glean info from people. My husband and I are intending to sell our house. We haven't put the house on the market although we have been approached by the charity who owns next door if we are interested in selling to them. Within a week of talking to us, they've sent an independent surveyor to value and do a survey on the house. This was two days ago.
    We own the house outright and the property we have our eyes on costs considerably less than ours (needs lot of work).
    I was wondering if anyone has any experience of selling house not through an estate agent? Is it more of a straightforward process?

  • Well our latest survey has arrived and states very categorically ... NO Subsidence!!! all wall tie - so off to try and hopefully hand the report in to the bank to see if they will insure us.

    Wow wow wow-that's brilliant news- congratulations. You couldn't have wished for better.....surely now you can get 'normal' insurance and away you should go to completion!! Happy news:T

    News: Solicitor sent final letter to purchasers solicitors on Wednesday basically saying right all queries done-let's exchange.......and they said "actually we have a few more queries, which we will snail mail and be with you Thursday". The letter still hasn't arrived!!! Driving me absolutely insane the whole thing is. Bang goes the exchange within the first 2 wks of Jan! :mad:So wait until next week so see if we can get anywhere. We are supposed to be completing end Jan-so who knows!
  • Not sure that we can go the route of normal insurance or not since we have had the "refused insurance" and "house in poor state of repair". However at the moment I just want insurance and then I think we should be able to shop around next year with a clearer head once we have sorted the wall ties. And if we tried to swap to someone else now it would only add a further delay in.

    In the end I didn't go to the bank as the lady who dealt with our application last Saturday wasn't in today but will be tomorrow so booked to see her then. Figured it was easier to wait till tomorrow than try and explain it all again to someone else!

    Solicitor reckons that once we have the insurance sorted it will take a week to sort out the money (him ordering it from the bank, us transferring the rest to him) and then we could go for exchange and complete on the same day.

    Still don't want to think too positively until we have got the insurance go ahead but it is hard not to feel happy today!!!

    Can't believe the snail mail hasn't arrived, since our survey was done on Wednesday and both the invoice and the survey arrived today. I'm pretty certain we probably haven't asked enough questions - but then I can't really think of ones to ask since it is a deceased sale and therefore there isn't anyone to ask anyway. Are you getting paranoid about your buyers? (Though I don't want to put doubts in your head if you aren't!!!). Do you know if they want to be in by a certain date? (For us - the significant date is 1st March so we can put our names on the waiting list for school if we fail to get through the normal route). Though obviously I don't want to drag it out any further than I need to!!!

    Where are you going to? Is there any problem with the delay in the sale causing trouble there?
  • Woo hoo ... after another 2 trips to the bank today (take in the report, agonising 4 hour wait to find out if they accepted the report, and then in again to sign documents) we now have insurance sorted. NOW I feel excited. Monday morning I'm heading off to the solicitors with the proof of insurance so that we can proceed!!!

    Thats brilliant news SF- I bet you are really starting to finally get excited now. Nice to have some positive news on this thread, haven't had any for a while. It's just nbeen you and I with all our gloom!! Really pleased for you. So are you thinking you can exchange/complete Friday or next Monday???

    We are having doubts with our buyers-have been for a long time-but they are adamant they want our house etc etc, so what can we do? They have asked for end of Jan, so we will see! The problem was that the mortgage offer took for ever and they wouldn't ask any questions/queries until that was through. Then that hit and questions started-why so slow I just don't know. Seems to me they are delaying for some reason but I don't know what!!
    I'm off to ring solicitor now-see if the latest batch of questions are though!

  • Well I've been to the solicitors and settled on Wed 25th (solicitor was out of the office on the Tuesday but said it could go ahead but I decided I preferred him to be around if something didn't quite go to plan) and we have waited this long what is a few extra days. Yes I do feel excited and haven't broken the news to the children yet. Can't decide whether to not tell them until we pick them up on the date - and take them for a take away in their new home to be.

    I can start organising for the electrician (there is one dodgy thing needing immediate attention), locksmith (front door lock is jammed), and cavity wall tie people to come in as soon as possible, and gas check (there wasn't any point doing it before as they had a certificate and I want to check it ourselves to be sure). We won't be staying there until after those things have been sorted. (And I need to work out what to do about a cooker (none there but we want to extend the minute kitchen so do I buy a free standing one that can be moved later?).

    Oh dear on your house move. Do you know when their mortgage offer would run out? You would think they would be chomping at the bit to get into a new house rather than drip feeding questions. I wonder if they are still getting the deposit together? Which would you prefer an early exchange and then bigger gap for completion or a slightly later exchange and then quickly complete? (Assuming there is some reason they are trying to delay the date.)

    Hi SF.....sounds like lots of fun in front of you now to get the house up to scratch. Great news now you have a completion date very soon- I wish you the best of luck with it all.

    I know you have become a bit of an expert on house surveys, after the amount you have had done. We were told yesterday, when we though ALL queries were sorted that our buyers have requested another home buyers survey!!! 4 months since their first one, which flagged up NO concerns. Completely unfounded and illogical (solicitors words). I won't go into detail about why they want another done, as it doesn't really make sense, my solicitor feels that they just have to satisfy this need and that is that!
    So here we are hanging on in there, hoping that this will be the last thing! Please God.
