    So we have update from EA and Solicitors:

    All enquiries are being sent back today to our solicitors... except one! They need proof of insurance on the house, i hope they hurry up with this..! we were hoping to exchange next week.. i hope this still happens!

    Hi all. Hope its OK if I join in. We (two FTB's) had offer accepted on 4th November but it took a while for the vendors to instruct their solicitor as its a probate sell and it seemed the two family members involved were too busy arguing. Survey and visit to solicitors yesterday, survey only showed up that there is a leaking gully into the loft so no worries there. Agreed on a exchange date after Christmas to make it easier for everyone. Now waiting to see if the searches come back with anything. Hope those wanting to be in Xmas make it :).

    Odd Question-

    But how do you 'exchange' do you have to sign anything- or get told you have just exchanged?

    Can someone explain that process to silly old me.... :(

    The way I understand it is that the two solicitors send the completed contracts to each other, so your solicitor sends the sellers solicitor your signed contract and visa versa. So you'll get told you've exchanged once the formal process of doing that has been completed by both of them.
  • I think you have to go in and sign the documents in advance of the official "Exchange Date".

  • The solicitor just rang - we have just found out that they are going to give us a mortgage with a £5K retention. Yeah!!! We have yet to see the revised offer, and there is a condition to do with insurance but we think we have finally passed the log jam!!!:dance::j:dance:

    I can't believe it took so many weeks to get the full mortgage offer - I think it was about 8 weeks or so.

    So the solicitor will start the searches tomorrow.

    We have been told that our buyers have finally received their mortgage offer (about 7 weeks -so you just win!!). They have now asked for exchange before xmas and completion mid JAN!!! I was desperate to get out/in before xmas so going to ask if they will consider before as this info has come from EA. After all this time, I feel that at least we should get a say in it! Here's hoping, but will settle for exchange if thats the only option, at least that's something!! Pressure off when that bits done! Fingers crossed for you sugared frog!
  • Thanks and looks like you are finally making progress, if not quite the dates you wanted. If your buyers feel guilty as we do then hopefully you will be able to get the date brought forward.

    Now had the paper copy of the mortgage offer, and most seems fine. Apparently we have to use the current insurers so that we are covered for subsidence so the solicitor is going to try and find out that information. And we have to complete the works in 6 months to get the £5K retention. My other half is now worried the house is going to effectively be labelled as suffering from subsidence and be tied in to higher insurance premiums even if we don't have any because of the crack in the wall that the survey suggests is caused by the failure of the cavity ties in that area.

    Still progressing at least. Not sure if it will be ours by Christmas given it is the 1st today.
