  • I'd also like to join the thread. We started selling our house in August, accepted several offers, the first was our first disaster when the surveyor valued the house at about 20% less than 2 estate agents had. Then a couple broke up. Then we had another set of surveyors agree with the first but say that they had valued it as a 3 bedroom house because they were worried about the roof over the huge bedroom on the 3rd floor. They said they might reconsider if they could be assured about the roof. The structural engineer said it was sound, no problem, the surveyors said they didn't care and were sticking to their valuation. So, we were stuck but at least we had good buyers who like the house (a fantastic 3 floor Victorian town house). After a few more hiccups we exchanged contracts Friday and will be moving on the 6th!
  • Hello everyone, nice to see some other newbies in the same situation as myself :D
  • congrats to everyone who has now exchanged! Our survey was done on our vendors property today, should have report early next week. Mortgage application has been approved. Our Sol has sent a list of questions to our vendors sols re: Contract and the fact the the house is on unregistered land, but does not anticipate there being any problems. Our Searches, which will be done upon receipt of the Survey and official mortgage offer, will take a week (apparantly latest waiting time)..

    Fly in the ointment will be our buyer who was recommended by our EA to use their inhouse mortgage advisor and their inhouse property team. They have done naff all from what I can see, although they assure me that our buyer signed his mortgage application at the beginning of the week. Our buyer has given notice on his rented accommodation and wants a quick transaction - don't know whether to let him know whats happening or not? We are going to be ready to exchange with our vendor but will be unable to do so until our buyer has caught up with us (not his fault, I blame our EA). They didn't have our interests in mind when they recommended their own teams deal with his mortgage and conveyancing, and I have had to chase them constantly just to find out that the mortgage application has been signed. I am a bit annoyed with them TBH. Anyway fingers crossed!

    just thought Id pop in now Im back online ( albeit on dial up! so i wont be here much!)

    We apparently complete today and I have to go and hand the keys over to the buyer. I am thoroughly exhusted, but once that moneys in the bank I will be one happy lil Lynz ;) A mate asked me what took so long, and my mind is so dead from it all, I couldnt remember! Glad its all here on the web for me to refer to!!! But we love our new home, we are off hopefully to get the dog this weekend, and I have yet more unpacking & cleaning to do, but it feels so good.

    CONGRATS to wiggly, poppycat and jewel ( hope I didnt miss anyone :o)
    Dont stress about the boxes- sdave your money! , by the end everything was just rammed into random carrier bags!

    Now, what can I do for the next fortnight? I have just rang BT, and thats all sorted. Utility stuff, can't do that yet. Other companies don't want to know til we have moved. Fair enough as we don't want post going to the new address yet. Hubby needs to cancel Sky and broadband as its in his name and I'm not allowed to do it for him. I have half packed.....so what now? Any ideas on what I can do to make the days go faster??? lol

    Plan how you'll have your furniture. :) Or is that done already?!? Keep packing. Clean in preparation for handing the house to the new owner. Prepare a 'welcome pack' with details of nearest post box, phone box, chip shop, offie, directions to station etc.

    One of our searches is back already! So two to go and the further questions have been raised so we'll get them tomorrow. Waiting, waiting... (and touching lots of wood while I do it too).

  • Great thread, I can't believe how many problems crop up (first time buyer so a bit naive I guess).

    Our journey so far…
    8th Jan 2007: Viewed house
    9th Jan 2007: 2nd viewing and made offer. 2nd offer accepted.
    18th Jan 2007: Applied for mortgage.
    24th Jan 2007: Mortgage accepted subject to valuation. Seller has offered to sell some furniture of which we are in negotiations about.

    Our chain is 3 long, the others are very keen to move quick. We’ve been told that we’d try and get completed by end of February. I’m not sure how feasible this is. We’ve instructed our solicitor to start searches. And we should get a formal offer from lender by end of next week. Still need to find a surveyor. I have one in mind at the moment. They are Habitus, a nationwide company, they seem OK, but I don’t have any recommendations to go on. We’re not sure whether to go local or not.
