    We have now dropped our price twice since originally putting the house on the market in April, and seem to be getting more viewings straight away which is encouraging.

    We had one very promising viewing on Tuesday where the people loved absolutely everything about the house and our EA stated they expected them to come back with an offer, but our EA has not heard any more from them since!

    Another viewing from a separate couple who have been looking for a while but could not afford the house at the level it was at before are viewing on Saturday, so fingers crossed!
    My debts at 11th April 2011:
    Virgin Credit Card - [STRIKE]£1,900[/STRIKE] £1,500 (21.1% paid off)
    Nationwide Authorised OD - [STRIKE]£2,000 [/STRIKE] £1,500 (25% paid off)
    Student Loan - exact amount TBC but circa £5,000

    Well we accepted an offer last Friday and they still haven't sorted their mortgage out, despite apparently having a mortgage agreed in principle. So a week later and no official letter of offer, no solicitors instructed and we feel in a right limbo. EA are getting on my last nerve as well :mad:

    Congratulations Grogsy & Tyllwyd!! Great news on both counts!

    Kea, I am really sorry to hear of your frustrations, I would be annoyed too. You would think they would be more proactive.

    We are on a countdown to exchange contracts (and possibly complete) a week today, yay! They buyers are coming for a 3rd viewing tomorrow, I am sure they want to see the things pointed out in the survey and we need to discuss completion with them.

  • I have just had a phone call from our EA and am beyond angry. We found out on Saturday that the searches had only been requested late last week and today I have been told that they buyer says they will not be in a position to exchange on Friday :mad: I have also been told that their solicitor has now raised a query with the leasehold (79 years remaining). I told my hubby 3 weeks ago that the lease might throw up a problem but would have expected it to have been raised and dealt with by now.

    We had been told that the buyers didn't want to complete until 26th Aug but as we are buying a repo, we have to complete ASAP and was due to do so on 19th August. Call me cynical but sounds like a delaying tactic.

    I am quite surprised to find that the searches are going to take so long as our council website says they can turn them around in 5 working days (or 4 as it was last quarter). Is there any way I can hurry them along?

    Just had a call from the Estate Agent - the couple who had offered on the house have changed their minds. Apparently it's in the wrong place too far from schools. I wouldn't mind so much but they only live five minutes walk from here so they knew exactly where the house was and the local area when they made their offer and had the survey done. They've apologised but as far as I'm concerned they can take their apology and stick it.
  • Got a text from the buyer last night, their mortgage company has downvalued the house by 2k (renowned for it apparently) I know it doesn't sound much, but remember I was only making appx £1000 profit, the rest was fees / mortgage. Basically at the time it was looking like they were going to have to offer 2k lower, but there's something caleld a retention happening (I don't know the details) and they are reducing their offer by 1k, and taking the hit of the other 1k somehow. I won't lose out, well I won't make any money off the blasted thing BUT I shouldn't be stuck trying to find money for fees (as I would if they reduced their offer further)

    My sols rang this morning and said they've been advised of the reduced offer / retention issue, and to check - and I said yes, hopefully this means things can pootle onwards so I can get the hell out of here. I just realised how that sounds, its not an awful house - not at all, I just mentally moved out over a year ago, and need the clean break in my life. Crossed fingers all round things can proceed normally and we can complete this month!

    Hi all,

    First time post on this thread, we exchanged and got our keys last Friday (moving next Friday after some decorating) which is great for us, but unfortunately my house has still not sold and it's starting to really worry me.

    My mortgage is tiny (£28K) which allowed our lender to give us our new mortgage alongside my current mortgage but I'm worrying about paying two mortgages in the long term. It's been up for sale (and rent) for just over 2 months with no viewings so far. I think it's fairly priced (there is a similar property which has been on the market for 2 years and is on for £7K more than mines).

    It's ideal for a FTB but I'm wondering if sites like Zoopla are putting people off, I bought it as a repo 9 years ago for £25K but took extra money on the mortgage a year later to gut the entire house so my mortgage was way higher. Guess just have to wait and see.

    We too have dropped our price twice and have been on since April. We had a lot more viewings at the higher price. We haven't had a viewing for 4 weeks even after dropping the house price agai. In the first 10 weeks we had 12 veiwings in the last 7 weeks we had 3 viewing but that was in the first 3 weeks. We can't drop any lower we have dropped £15,000 making the house now £110,000.
    So now we are doing the house up even though we have been told there is no need and the house is to a nice standard but if it'll get more people in the door........

    Well we're not moving on Friday as we previously thought!! The Mortgage co haven't even done the survey yet! It was all finally confirmed yesterday and apparently they arrange the survey for when it's confirmed, so today or tomorrow I'm not sure. There's a small possibility that we could be moving next Friday but I'm not getting my hopes up just yet!
    AARGH the house is upside down, half packed, half a complete mess lol I just need to know what's going on!! I need to know when to hire the van for, when to get BIL to book the day off to help us, what time we get the keys, how we get the keys, how they get our keys... It is so frustrating!!
