Congratulations on selling so quickly - but that's rotten news about the leak. If there might be damage to the units, I'd be inclined to tell the buyers sooner rather than later, because if it makes them pull out its better to know asap. But I think I'd wait until you have a better estimate of what work needs doing, so you don't panic them unnecessarily.
Thanks for the advice Tyllwdy. We had a plumber out yesterday who repaired the leak, so that's the good news. The bad news is I just had a call from a surveyor who said our buyers have requested a full buildings survey and he's coming on Monday..... I doubt the damp patches will be miraculously dry by then.
I can't decide whether to be angry or cry. Our buyers have already had a basic survey done 9 days ago. According to home.co.uk the report from a FBS usually takes 2 weeks to arrive..... which would mean they would get the report a few days before we are supposed to exchange (we're buying a repo and exchange is supposed to take place by 12th August). Is it likely their mortgage providers are making them take a FBS because we have a 2 story extension to side and single across the rear of our house? Or could something have been found during the 1st survey?
Mind you, I went for a second viewing on our house yesterday (with the inlaws :eek:) and the agent let slip that our own surveyor (HBR) who was supposed to have done it on Tuesday canceled and is going today.... or he better be! Stress levels are starting to rise a little now.0 -

Just to say we completed on the sale of my flat yesterday... finally! After 18 months of stress and worry about whether it would ever sell, it's a huge relief for us.
Many thanks to everyone on this thread for your support and advice. It was a big help, even just knowing that we weren't alone in what we were going through.

That sounds pretty tough! It would be a bit worrying if they got their report that close to when you want to exchange, because if they see anything negative in the report it is going to be so late in the day to try to sort it out. Fingers crossed they are just being fussy - if they did see something wrong in the first report, it seems strange that they wouldn't have raised it with you at the time.
I'm feeling pretty down today - we have been feeling that our EA has lost enthusiasm for selling this house, so I phoned him up to tell him that we planned to change agents and he was putting a big guilt trip on me about how much they'd invested in trying to sell the house and we should stick with them. Trouble is, on the one hand I want to give them a fair chance, on the other we honestly think they've let things slide and a new agent would give things a bit of a push along. Either way I feel bad about it all.0 -

tyllwyd - don't be guilt-tripped into staying xx We dithered for AGES about changing agents. Our original agent was really nice, but we were convinced he did s*d all in terms of trying to sell the flat. We changed agents and got an offer really quickly from the people who ended up buying. Ok it may have been just luck, but we do also think that the new agents were far more proactive, so if there was an element of luck, we were glad for them to have it, iyswim. We wished we'd changed agents much sooner.
But at the end of the day hun - you are paying them to sell your property. They're not sitting there worrying about your feelings I'm sure. So please don't feel bad. Or could you go multi-agency perhaps?

Good advice from Sazbo! Don't let them guilt trip you, you are paying them and it seems they aren't doing their job to the best of their potential. According to info I read, houses become much harder to sell after being on the market 4 months, so maybe a change of EA is just what the doctor ordered? Best of luck!0

Tyllwyd; for what its worth I have long held the view that EAs lose interest after the first three/four viewings or months on their books. A new property on the books seems to be treated as "fresh" and more easily saleable, with more effort being put in - human nature I guess.
As others have said don't be guilt tripped; go in give them notice which will help concentrate their minds, and start considering other agents - even get them in to do an initial valuation without placing the property with them until your out of the tie-in with your present EA.

Thanks everyone about our EA dilemma! We've been dithering back & forth all weekend, but I think we've decided to move on. Our house is a bit of a tough one to sell and although they are nice guys we just aren't sure that they are pushing hard enough to get people through the door. I don't like doing it though - in better times, I'm sure we would have sold long ago and this would never have become an issue.0

I just found this thread so thought I would "hopn on". We have had our property on the market for nearly 6 months with no interest whatsoever! Having bought and sold 3 previous properties this is becoming very distressing as we are desperate to move out of the area. I wondered if the companies that offer to buy your property might be worth a shot as we are prepared to drop the price just to get out of our mortgage. What do others think? I would be grateful for any replies. Is anyone else out there like us with no viewers as it fells like it is just us!dogsrus0
