I just found this thread so thought I would "hopn on". We have had our property on the market for nearly 6 months with no interest whatsoever! Having bought and sold 3 previous properties this is becoming very distressing as we are desperate to move out of the area. I wondered if the companies that offer to buy your property might be worth a shot as we are prepared to drop the price just to get out of our mortgage. What do others think? I would be grateful for any replies. Is anyone else out there like us with no viewers as it fells like it is just us!
No viewers at all in six months? It is very quiet out there, but that doesn't sound right. What part of the country are you in?
The obvious first question is price - do you think you are priced competitively? What about presentation - are you happy with the EA's details and pictures on rightmove (assuming that it is on rightmove?) How do you feel about the EA - do you think they are doing a good job?
Going to a 'we buy any house' company is a risk - they won't offer a good price. If you are prepared to drop the price significantly, its probably better to do that yourself and get an EA to market it agressively.

These companies really are a last resort; they typically will offer you 75-80% of the quick sale value, AND are not beyond gazundering you on the deal hours/days before you expect to exchange!
Get another EA to give you their estimate - ask for three prices
1. what they would expect to market at.
2. what they would expect to sell at in a reasonable time, say 12 weeks.
3. a rock bottom quick sale price.
That should give you some idea of where you might wish to go to, depending on where you are a limited period fixed price might work.
And as Tyllwyd said starting your own thread might be better.0 -

Just spoken to the Estate Agent and apparently my buyer is getting very annoyed at the delays... so I'm now worried that they may pull out :-(

Are you in Scotland by any chance? We had problems with our buyers solicitor being slow - turns out she was spending most days in court defending the local scroats, and her paralegal was not empowered to actually make any decisions, or sign anything - still charging my buyer top dollar though!0 -

Hi all.
I posted towards the end of the previous thread, that my house had been on the market almost a year and I was pretty frustrated with the lack of reasonable offers (and I was unable to reduce price any further)
Since then someone I know and his partner have put in an offer of 45.5k which I've accepted (asking price was 46995) and I have received the contract. Can't return it yet as they want a copy of FENSA cert (got) Boiler safety cert (got) and the guarantee for the double glazing - which I don't have a copy of as Iit was printed on the back of something else. I've requested another copy, as it's just the standard guarantee - but that was a week ago. Hasn't arrived yet so I rang the company again (anything to avoid paying indemnity insurance, since I'm only making £500 from the sale!) and they're going to 'put something together and post today'
Am hoping not to be held up much longer at my end, as the buyers have their mortgage processing fine (FTBs) have instructed surveys etc, we're no chain either side so were hoping to get it all done ASAP. Currently I'm just fretting slightly that the surveyers mightly undervalue the property, but last year it was valued for 55k - 10k more than I'm selling it (for mortgage purposes) - so I can't imagine it would have dipped that low! (Reduction in price is to get me out quick, also there's a bit of updating needing)
Fingers crossed I get that guarantee and can start things moving again!

ahhhh new thread time.
Good idea for me to update where we got to.
We have had a steady flow of viewings, but the general concensus is that the amount of work needed (including one who reduced their offer by £5k because they wanted to knock down and reshape the bathroom!) was that we were getting offers of £90k to £100k where we still have £110 outstanding on the mortgage..... for a 1 bed flat.
So it looks like we will be withdrawing it from the market once we are out of tie-in. Just to turn things around as well, the good lady wife fell pregnant around the day we signed the EA agreement to market the property; so its probably a case of doing a full redecoration just prior to the birth, and remarketting it once the littl'un is about 6 months old.Signaller, author, father, carer.0 -
Had an offer on ours today, but it's less than our outstanding mortgage and we just can't accept it. They are coming out for a second viewing tomorrow to see if they will offer what we have told them we can accept (7500 more than their current offer).0

We are exactly in the same position. We lowered our price slighty to see if that makes a difference now we are in a different price band. Fingers crossed we really want to move and the houses we want to move to mean we can take fairly low offers but we have to get the people in in the first place.0
