    To all those sellers can i ask a few questions please?

    Do you trust your EA?

    If an inquisitive passer by spotted your house and knocked for a chat,would you be minded to let them in to view informally if it was convenient?


    Would you take the email address of a potential buyer/viewer for informal correspondence re the possible sale?

    If you have seen my response to you in post 10, perhaps you could answer the question I posed to you at the end of my response, please?

    Why do you ask these questions?

    Hmm I have a question too. Seeing as we're doing this part exchange, and our EA haven't sold our house, we need to take it off the market with them. What do we need to say to them? Is it any of their business why? Or do they need to know that we are part exing? Will they charge us for the fact we've sold even though it wasn't through them? I think I will feel kind of guilty just taking it off and them not getting paid as we've gone somewhere else lol Any ideas? Thanks x

    I have been following this board and this thread for quite some time now but haven't posted. I am almost at the stage of completing with a little bit of a story to go with it.

    We were seeking a mortgage for around 12 month and were unsuccessful in being approved for one due to a sketchy credit file and a small deposit. We had almost given up and had come to terms with the fact we may be renting for the rest of our lives.

    Out of the blue I decided to post my situation on thee mortgage board and asked for advise expecting to be told I would need to raise at least 25% deposit or wait until my credit file was in a better state. To my surprise a poster, who worked as a mortgage adviser suggested there was a new product out there that might be suitable and it was a ltv of 90%

    After a number of messages trying to convince her to give us further information and that she wasn't stepping on anybodies toes she reluctantly agreed to speak with us. It turned out that the mortgage was with Abbey. We got an AIP within a few hours and arranged viewings on a couple of houses we had seen.

    Sadly both of these weren't what we were looking for so back to the drawing board. When returning home we saw a lovely little cottage that looked lovely. we contacted the estate agent who told us the vendor had decided to withdraw the property from the market that day. We were gutted but decided to pop a note through the door saying we would of been interested in a viewing.

    To our surprise the vendor contacted us that evening to say they had decided to stay put due to lots of time wasters viewing and what he described as a poor service from the estate agent. He agreed to allow us to view the property and we would take it from there.

    We viewed it the same night and fell in love with it. We got on very well with the vendor and agreed a price. (sadly there wasn't much room for negotiation due to the vendor not being too bothered about moving, however we were comfortable with the price agreed). We have completed the sale as a private sale with no estate agent involved although they are threatening to take the vendor to court for the fees.

    From here things moved very quickly with the mortgage offer arriving after a little back and fore with the underwriters.

    Bearing in mind all the knock backs we had had in the past with different mortgage advisers we were always waiting for it to go wrong and in truth still are. We keep saying we won't be confident until our slippers are in front of the fire.

    Last week we finally exchanged contracts and have arranged a completion date of 29th July. We have started packing our things now and is all starting to feel real.

    I wish you all luck in your moves and those facing issues dont give up becaue it will happen eventually.

    I have been lurking on the house buying/selling board all week as although I didn't have any real questions, it is nice to look around and see how everyone in the same boat is holding up. I am really pleased to see the happy posts in this shiny new thread! Congrats to those who have exchanged and/or have completion dates.

    We put our house on the market with an internet based EA 2 weeks ago on Tuesday coming. We had 3 viewing on that Friday and woke to 2 offers on the Saturday. We did a little haggling but settled on our preferred buyer very quickly. They have been great, moving at a good pace which is important to us as we had an offer accepted on a repo last week. They had a guy do a basic survey mid last week. This morning hubby & I noticed what looked like a small patch of damp on the front of our house and tracked it to the kitchen. On pulling the washer out, we found that we have an underground leak below the stop tap and are horrified but grateful that we have found this now and not the day we came to move. We have already called the insurance company and logged the call with them, but as it is not an emergency, said we would call back in the morning. We have 3 young children ourselves and would never leave the leak, moving or not (plus we are on a meter). We can't believe our bad luck. The kitchen was refitted may 2010 and we think the pipe may have been slightly damaged by the fitters and maybe got worse with the hard winter we had? Who knows.

    I have no intention of keeping this from the buyers but when would be the best time to break the news, asap or wait until we have had the leak sorted (bearing in mind that the leak is under concrete and we may have to take part of our new kitchen out to allow better access... I could cry)? The buyers are nice people and expecting their 1st baby in October, so I don't want to cause any unnecessary stress.

    We put our house on the market 2 weeks ago. Have had 2 viewers, both liked the house but both have too sell theirs. Things seem very slow at the moment- what do others think?
    I always seem to put my house on the market when everything slows down. We have had our offer accepted on the place we want and it has been taken off the market (they are in no rush) but obviously they won't wait forever.
    Can I ask what people are doing re offers from buyers who still have their own property to sell? If you are happy with the offer do you accept it but keep your house on the market till they have a complete chain below them?

    Congratulations on selling so quickly - but that's rotten news about the leak. If there might be damage to the units, I'd be inclined to tell the buyers sooner rather than later, because if it makes them pull out its better to know asap. But I think I'd wait until you have a better estimate of what work needs doing, so you don't panic them unnecessarily.

    A simple answer would be no! But see my thread titled "Estate Agent Deception" and that might answer your question in more detail from my current on going experience!

    Oh, I am so ready to give up. A house similar age and style to ours, similar size except that to get to bedroom 3 you have to walk through bedroom 2, on the market at £25K more than ours, has just gone under offer and whoever bought it can't have even bothered coming to view this one. Feels like there is just no hope of selling at the moment.

    We had an offer that we turned down yesterday, I'm more than prepared to negotiate but not to the tune of the buyer having enough cash left over for a 20k conservatory :rotfl:

    We put the house on the market just over two weeks ago and have had 7 viewings so far, but no 2nd viewings or anything that positive that has come from them :( It's great that we are getting viewings but when they are one a day and I have to make sure the house is all tidy (I have a 4 & 5 year old) and take the dog out for the viewing time (pretty miserable in the rain!) then don't hear anything back about them it sucks!

    Feedback so far has been stupid stuff like 'liked the house but thought the garden was too big and would require too much maintenance' - there are 5 photos of the garden on the house information, it's hardly surprising! Or one vendor didn't like the fact our roof hasn't been replaced when some of the others have been (they are council owned and the council replaced them last year).

    How times have changed from a few years ago when I first sold a flat to the first viewer and then a house to the second viewer, all within 48 hours of going on the market!
