    Guess I should update on where we are. I had the rising mains leak fixed last week and the walls are drying out nicely. The buyers arranged for a full structural survey and that was done on Monday. I kind of feel for the buyers because they paid out all that money and almost nothing was found. The few fiddly bits that do need doing I'm awaiting quotes and will offer the buyers the cash on completion. The most important thing is that after much confusion, calls back and forth to the council, they have finally agreed that the extension (built in 2005) has been passed off and I should be able to collect the certificate soon. I also had all the gas appliances tested and got gas safe certificates for those. It seems like everything is on track for exchange in 2 weeks (or before if both parties are ready). I have packed a few things but am a little nervous to go to town on the packing yet.

    Well, we did give our EA notice, but they persuded us (well me, I'm a soft touch!) that if we were going to drop our price to remarket with a new EA we should let them market it at the new price for the notice period. So we've dropped a bit, and we've now got two viewings over the weekend - which is great from one point of view, but we are off to visit the grandparents this weekend so it is a bit of a pain! Have to see how it goes - giving notice does seem to have got them working a bit harder for us!

    We had and accepted an offer today for an amount which will cover the outstanding mortgage and associated selling fees. Just have to wait and see what happens with their survey etc now.

    When do we instruct a solicitor to act on our behalf out of interest? I am moving into rented accomodation.

    Congratulations on your sale! You need to have a look around for a solicitor now - they need to get on and prepare a contract for the buyer. Your EA will be asking for your solicitor's details.

    Sounds like dropping the price might have been what is getting the viewings.

    It's gutting we've lost all of the equity we put into the property 4 years ago (£21k plus money spent on doing the place up and putting heating etc in), but I am also pleased that we've managed to get to this point. Fingers crossed for a straightforward sale! My ex is going to contact the solicitor that we will use on Monday.:T

    Well we are finally in after completing on Friday. The house is upside down but it is ours! No more renting. Anybody out there who thinks it won't happen for them stick with it cos if I can get a mortgage with 2 defaults and a poor credit score anybody can. At times it looked highly unlikely but after loads of research we are finally in our own home. Good luck to everybody out there going through this stressful procedure

    Well, to everyone's surprise, after the viewings at the weekend we've accepted an offer on the house. It's not as much as we'd originally hoped for (and 10K less than the offer we'd accepted at Easter), but in with things as they are it is a good offer so we are happy. Not too excited though, just in case it all falls apart later, although it is a short chain so fingers crossed it will happen.

    We accepted the offer on Tuesday, and the surveyor is coming today (Friday) to do the survey - eek, a bit quicker than we expected!
