I'd like to start the shiny new thread on a happy note... WE'RE MOVING!!!
We viewed a house last Friday, loved it, they said they will do a part exchange on ours, sent the guy round to look, had a survey done, offered us a price, we accepted, it's all going through and we will be moving in 28 days!!!!!!
So, so excited. What an adventure this next month is going to be!:heart2: THANK YOU MARTIN!! :heart2:0 -
That's fantastic! How does the part exchange work - is it a private buyer who is willing to buy your house, or is it a housebuilding company or something like that?0

It's Barr@t Homes who took this one on in part ex for one of their new builds, so they want it gone asap and are willing to take ours and hopefully sell that asap too! They've offered us more or less what we had it up for anyway, the only thing is no negotiating on the price of the new one, but we can afford it anyway so woo hoo!!:heart2: THANK YOU MARTIN!! :heart2:0

I've got loads of sympathy for you about your wall! I've bought and sold a few times in the last 15 years, and I've never seen so much fuss about indemnity insurance, fensa certificates etc etc etc as there is now. I can't honestly see that it has improved things, just generated extra stress and solicitors fees and made chains even more likely to collapse, if things weren't bad enough already!
I think we've mentally taken our house off the market at the moment - no viewers, nothing much else is selling at the moment, and slashing the price of our place just to sell at any cost isn't the right option for us. And I've just found out that there is a legal case regarding the development which is due to be built behind the house - I thought that it was all done and dusted, and the houses would be built this year which would at least mean that buyers could see exactly what the development would be, but now it looks like it will drag on at least until next year.0 -
To all those sellers can i ask a few questions please?
Do you trust your EA?
If an inquisitive passer by spotted your house and knocked for a chat,would you be minded to let them in to view informally if it was convenient?
Would you take the email address of a potential buyer/viewer for informal correspondence re the possible sale?Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). As a buyer/seller with 10+ transactions behind him i'll answer your points on a personal level in the order you asked them:
Very rarely would I fully trust an EA - remember they work on commission from a sale and can have many dubious contacts in the development and letting industries.
I have actually successfully bought a house after knocking on the door of a property with a different agents board outside to the one I originally viewed. Yes, I probably would allow it depending on my circumstances/the person etc.
The minimum I would want is a verifiable address and/or land telephone number, and in any case negotiations would need to be done through whichever agency I was selling through. Email addresses on their own are not acceptable to me for security reasons.

Hello ive been watching on the selling/renting board for a whilst, but not really posted.
Used thesite quite a Lot in the past, but rarely post.
I have been on the market since Jan, had a few viewings, gone ok, hoping the summer will bring a few more in
