Well we are now a week away from the end of our 20 week tie in. Can't wait to put notice in as I think that we were taken for a ride time and time again.
* 3 Times I have told them our mortgage provider refused permission to rent the property; yet they said "but what can the mortgage company do".... well a lot actually.
* Any minor alterations and they send out a new contract with a NEW 20 week tie-in.
* Quite significant feedback from the viewer was not passed on. I only found out because the viewer put a note through my door.
* of the 5 different agents that booked viewings, only one bothered with the quite detailed list of times when I can assure an empty house for them to give viewings (I am in a shift-work job where a mistake can kill hundreds of people - if that means I need un-interrupted sleep then I asked them not to view). One even let themselves in with a viewing unannounced when I was in the bath!
On the downside our latest viewing feedback was close to useless. They might put an offer in if we rebuild the kitchen to add a few square feet to it and rebuild the patio access to the garden (its in the bedroom - as it was originally built). I wondered if the viewers actually looked at any of the information before coming as they sounded clueless.Signaller, author, father, carer.0 -
I'm getting so fed up that I'm thinking is it worth us just staying put where we are, overpaying our mortgage, taking advantage of the low rates and just not getting our 'next home' quite yet. Been on the market 5 months and counting, just changed agents. Yawn...0

We got our Mortgage Valuation back on Saturday (the day after it was done!) and there are four areas we need to check:
Cavity Wall ties
Lintels
Electrics
Central Heating
We have arranged all but the electrician, as our usual guy charges £100 to check it! So onwards and upwards, or so we thought...
After two weeks our 'I know property' buyer has commissioned a Homebuyers Report, which is being done tomorrow. I have no idea why he has changed his mind, but I am quite nervous now. Our last buyer pulled out over two very minor survey issues, and obviously the Homebuyers Report is much more involved.
I am trying not to read too much into it, without much success.0 -
Well, I've got a wee bit of good news - I got a viewer last Thursday and they want it, woo hoo!
The only downside is, it's to rent, not buy, BUT I'm quite happy with that as I was faced with having to pay two mortgages until it sold and have it un-occupied over the winter. They seem like a nice young couple and have signed up for 6 months rent for now, they would like to buy but struggling to get a deposit sorted. My thoughts are that if they rent for 6 months, then another 6 months then they might be in a better position later on, love the house so much, that they want to buy.
Now my struggle is with all the costs/legalities involved in renting it out, I will get there though.0 -
Haven't posted on here for a while as nothing much to say (been lurking though), but today we have finally exchanged ready to complete tomorrow! I should really have put this on the buying thread as buying has been more difficult and stressful than selling, but since we've been on the market for 14 months and are on both our 4th buyer and 4th vendor neither has gone particularly smoothly! I've not posted here for a while either, was going to quietly take ours off the market when our tie in is finished as we've just got too much going on to be dealing with it but now have 2 viewings tomorrow, typically when I've decided we won't move now0

Any ideas on how to get a buyer mid chain to make a decision. We originally thought we'd sell then find a new place but our plans changed when we saw a new build off plan place. The developers have been brilliant waiting for us to sell so no complaints there, that was nearly 12months ago. Found a buyer for our place in March and agreed a price but they hadn't sold theirs. 23rd May we finally had a complete chain, we lowered our price to enable all in the chain to agree. We were told our buyers buyer was a cash buyer, it turned out she wasn't and had a chain of 4 before her. Still the chain was intact and monies in place ( apart from her).
After getting her mortgage offer she decided on a full survey, OK can't object but why not do this earlier. This threw up a couple of issues but nothing structural. To put her mind at rest our buyers paid for another survey on the parts she was concerned about, still nothing structural turned up. The she said she wanted £10000 reduction to cover everything that needs doing and the shortfall in value (mortgage company valued the house at £5000 less than she agreed but they still offered her a mortgage).
My problem is that she won't make up her mind what she wants to do, its been at least 3 weeks now since she's had this information and 3 months since she put in the original offer and I'm getting tired of her. There are 3 FTB who are interested in the house as well.
I feel like saying to our buyers show the FTB and put it to a contracts race other wise we'll put our house back on the market. That being said we like our buyers, they have done a lot to sell their house and we feel happy they are doing everything they can apart from just giving into her.
Any suggestions about what to do next?0 -
Just found out this morning that the chain has collapsed so back to the drawing board. Our buyer still wants our house but they now have to find a buyer
Will put our house back on the market and see what happens. Fingers crossed!
