The laminate floor is too bouncy??! It's just crazy at the moment, buyers are so nervey they get put off by the smallest thing! Oh well, better luck for the next one!
Probably a case of worrying what the state of the floor is underneath - laminate can be used to conceal all sorts of problems, as many valuation type surveys don't lift it for fear of damage.0 -

Hi, I didn't want to post here before as I've had a looooong sale and was worried it would all go wrong - well it almost did last week!
But we are finally completing tomorrow and I'm up to my neck in boxes. The stuff is going in storage as our purchase is not ready yet - well the solicitor isn't :mad: as the place we're buying is empty and chain free, so we have to stay with friends..... Next time I'll do my own conveyancing, I don't see how I can be any worse?
Our sale process took 4.5 long months, so don't lose hope, it can still happen!

There is hope! I am keeping everything crossed! I have accepted an offer after 4 months on the market and 12 viewings! I had to throw in the oven but all is good...
It is an investor so am also now chain free...I can actually start looking at houses now - hooray!! fingers crossed and thank you to those who gave me advice on the 'drop the price' saga - clearly that was the way to go.

in the market since December 2009 and have completed today!
So, if you price it right (my problem was I was a bit ambitious/deluded at the start) some people still want 1 bedroom flats

Congratulations to the folks whose sales are going well/completed!
We're in limbo at the moment - we agreed with the EA that they can market the house until the end of September, but to be honest since then we've lost all enthusiasm for the whole thing. It seems pretty clear that to sell the house we need to put it up for sale at a bargain price - but if it comes to that, we'd rather stay here ourselves, and the kids are really settled and happy here at the moment. So we really can't be bothered with all the fuss of viewings at the moment - assuming there were any of course! - because we don't really believe they will come to anything.0 -
Well we are still in the midst of the conveyancing, and I have no idea why it needs to take so bloody long! Seriously, a week for a letter to arrive with us? The solicitor won't accept emailed responses so we can't even respond straight away.
I have to say though, I know there was much drama on these threads at one point about pricing levels. The house directly opposite us went on the market on Monday at 10k less than us, and it went under offer within 24 hours. I guess it was priced to sell, and it worked. If only we were all in a position to 'price to sell', eh?

I've been lurking on here for a while but held off posting as I didn't want to jinx things.
Just to say that things can go well, given a lot of market research, liaison with estate agent and a fair bit of luck thrown in.
I put my place on the market in mid June at a price to sell (without giving it away). Next door had been on the market for 18 months, was overpriced and had just 2 viewings in that time.
After a month, I hadn't had a viewing so popped into the EA for a "chat". By pure chance, the lady who was on duty had been showing a guy round various properties but they'd all been too small. She said that my place had the room sizes he wanted but was over his declared budget. She reckoned he might be interested especially as I was prepared to listen to offers.
Next day he came to view. The day after he put in a stupid offer & the next day, after a series of rejected offers, he put in a decent one.
That enabled me to offer on a place I'd fallen in love with & offer was eventually accepted. Another stroke of luck was that my buyer had nowhere to sell and my vendor was moving into a new place so the chain was very short. Next door (and the rest of the neighbours) couldn't quite believe that I sold so quickly (and to be honest, neither could I).
So, house goes on market mid June. Offer accepted on sale/purchase mid July and we completed\moved 26/8/11. Lessons learned: price realistically & keep in touch with EA.

Well, its been 11 months to the day I put my flat on the market. A total of just 8 viewings later, lots of disappointment, getting letting agents in to think about renting it, I finally had someone in today who has offered only £1000 less than the asking price! Very happy. Hope it doesn't all go to pot. Fingers crossed! :j:j0

I havent posted on this thread for months but thought id drop in and touch base...
Been on the market 16 month, had approx 10 viewings. Accepted 2 offers but both pulled out, for no reason, shortly afterwards.
We are thinking about taking it off the market in Oct for approx 6 months to give ourselves a rest from it but really we want out ASAP. anyone else thinking of doing something similar?
Hard to know what to do for the best.Squish0 -

We are in almost exactly the same situation as you! We're coming off the market at the end September. I don't know if it's the right decision, but I feel that for anyone searching, the house is looking stale and a bit left on the shelf. (My OH doesn't agree with that - he reckons that viewers don't seem to come knowing beforehand how long we've been on the market.) But emotionally, we're fed up with the whole thing, prices are slipping, very few houses are selling, chains are falling through all over the place, and we need to take a break! I'm not sure how long we'll wait, but there is a question mark over the house about the field behind which has planning permission but building has been delayed by a court case. We might wait until all that has been resolved before trying again, which could maybe be a few years.0
