    I think Dervprof was being sarcastic in that it may as well be a seperate country from the rest of the UK.

    Correct.

    Although I'll say that I think my sarcasm is justified. The economy in London does seem to be quite detached from the rest of the UK. It does seem almost as though it is a different country.

    Would seem they, and you, do.

    Conversations wouldn't even be happening otherwise.

    Just look at your last post to dervprof. Tiniest little detail that doesn't even mean anything, but you'll use it agianst him....then wail when someone else suggests its forum politics.

    House prices can rise on the back of dwindling transactions, ultra low rates and lack of forced sales.

    In any market prices only rise rise when there are more buyers than sellers. I am of the opinion that this will not be the case in the short to medium term for the reasons cited. This is how I see the factors you quote above:

    1. Dwindling transactions - why is this? Is it because people fear impending interest rrate rises? Banks not lending despite low rates? hardly a bullish factor in my book.
    2. Ultra low rates - yes, why are prices *not* going up I wonder?
    3. Lack of forced sales - well I don't have a reliable soruce of information on that however with interest rates going up for sure over the next few years and a large number of civil servants becoming unemployed in the same period I would say it is *likely* that these will increase.

    All I am saying is that I am not a buyer of property right now in a general sense.

    If I did contradict myself in the statement that I was picked up on, then I would like it explained to me. Call me thick, call me stupid, whatever, but at least try to educate me. I really don't see a contradiction, but if I did contradict myself, and it is explained to me, then I'll say "fair enough".

    In other words, I don't just draw conclusions from anecdotes, but I don't ignore them either.

    it has already been explained in terms of "news reports" indeed being "media" but you do not agree with the definition so it is fine - I can live with that:)

    Well done for not relying on anecdotes although one's own experiences could be anecdotal as we tend to lack the perspective from which to interpret correctly such experiences in a larger sense.

    Either way, good luck and don't believe everything you read in the papers - even if it is a news report. ;)
