Ok guys and gals, update time.
I have my house on the market at the mo at 80k. Today Barratts phoned me up and said they would offer us 72.5k for our house, and drop there price of 151k to 140k.
I told them to sling it as I wouldn't have enough money for a decent 20% deposit then due to losing equity in my house (I paid 83k for it 5 years back, putting down 13k of my own cash with it). The sales chick asked me how far off we was, I told her I would need about 6k either way to make it work, she said she would ring back..
So she rung back and said they would offer 75.5k for my house, but would not move on the 140k for there house as they had already knocked 11k off the asking price, I said I would have a think about it and get back to her. I also asked her if they would throw carpets in for that price, as I was going to be spending every penny I had on the deposit, she said she would see what she could do..
So my question is this - do I play hardball with them and tell them unless they knock a few more grand off the price of the house to forget it all, or do I just go for it.. decisions decisions..0 -
Hi Everyone this is just a update really well we have had our electrical safety certificate done and passed yippeee thankgod for that. The survey has been done on our newbuild and it is at the right price so everything good there. Now we just waiting for a phonecall from the surveyor to come survey our old house. We also got some EA coming out next week for Bovis so they can get it back on the market.
Things are ticking over nicely now lol0 -
MeShell if they're offering 7k off your asking price I would say they're expecting you to offer at least that off theirs, which is why their guy is saying don't go above 190k. I'd see if you could get it for 180k with June completion guaranteed.
I'd be tempted to disregard what your agent has told them considering your relationship - and make sure they know the background.

I think they've made a fair offer. Do you think the house is worth £140k? This is the main factor for us- not so much how much they are knocking off but whether or not we think its worth it.
I actually wish bovis had given us an offer on the house we want as then we'd have a rough idea of what they are expecting!
Are they going to call you to confirm carpets etc? Perhaps see what she says when she calls back?0 -

Hi yes got a couple of quotes first which ranged from 270,150,120 and 100 we chose the 100 one and he even fixed a fault on the electrics we had and dint charge any extra. we have now emailed it over to the solictor.0

Yeah I agree, I think its a fair offer also. Looking at houses in the area for 140k they are pretty much the same size etc
I think we will go for it and have to bite the bullet with not having as big deposit as we had hoped for. Ill end up ringing them in the morning, Im going to tell her she has a deal - as long as the carpets are included. Sounds petty, but would cost a fortune for me to carpet the whole house, and thats money I just dont have at the moment..0 -

We have said that if they do reject it we'd prefer if they told us how far off we are instead of going backwards and forwards and that any other higher offer will include flooring.
They have said we may have to wait until Monday for a response so it could be a long weekend!!!0 -
