Hi all i thought id give you the latest on us.
Hubby talked me into submitting a slightly higher offer. I didnt want to bother as it was nowhere near the 10k they were asking for and i didnt think they'd accept and neither did the sales rep (they've been so upfront and honest throughout which makes a change lol!) but she said if we wanted to then she was obliged to forward it but said not to get our hopes up.
In the meantime i contacted redrow to discuss a property with them.
I dont know who sounded more shocked me or the bovis rep when she rang to say that they'd accepted the offer! :j
So reservation fee has been paid and solicitor instructed. We go down over the weekend to fill in some paperwork and view the house so we can pick the floorings.
Even better hubbys transfer is back on and confirmed for the week we move. Still cant believe its all come together for us!

Just a update on our part exchange with Bovis We have had the surveyor out today to survey our property and he was really good with us to be fair. He found no damp yippeeee and no other problems the only recomendation he would make is that we get our loft insulation topped up. He said report will be with bovis by Monday. We have had our mortgage offer today so that all ok also we have had a completion date from bovis today which is the 24th june so its full steam ahead yipppeeeeee

Just a little update for anyone interested.
Moving along well now, had the Barrats surveyor come round to do our house for the PX, they reported back that a wall had a damp problem and would need sorting, they sent a quote for about 900quid. Told us they would knock it off the price they are willing to pay us for the house. We rung them and told them that was a crazy quote so we would look around and get some more quotes - but this would of course hold up the speed of the move. They said they wanted it to move fast as they want to complete in the next 3 weeks.. they told us they would ring us back...
10 mins later they ring us and say dont worry about the repair work, they would pay for it and still give us the original offer price for the house as they wanted it to hurry up.
Obviously if the price of repairs was a silly amount more this would be a different story, but im guessing 900quid is nothing to them so they can just write it off.0 -
Update from our Bovis Part Exchange we have received our contracts to sign for exchange of contracts. Also Lease for the new build to sign as we have just found out it is a leasehold and have been told we have to pay a ground rent 185pa which we have never been told about throughout the process at all so hubby is ringing solictors in morning as we have been misold something and there is some conditions we got to get clear on before we sign ie not being allowed to have pets we have a cat already and not being able to erect a aerial or sky dish we want sky. So Hubby not happy and riniging Bovis and our solictors tomorrow before we send off lease and contracts lets hoping this misunderstanding gets sorted as we exchange a week tomorrow. If they want the sale im sure they will compensate us and let us have a cat and sky dish.

Yeah you 2 mate! I have a motorised dish, its only 80cm so nothing huge.. I asked about it before anything else haha, they told me to mention it to my solicitor and they will speak to there solicitor etc.. I know its only a small thing, but if Im paying 140k for a house I want to be able to do what I want with it within reason. As for the no pet rule, thats just stupid!
My ground rent is 250quid a year.. grr. My current one in this house is actually 2.50quid a year.. no joke.
Im gonna get intouch with my solicitor now about this dish thing.. got me all worried..0 -

Hi Guys and Gals, its great to know myself and my wife are not alone, as this whole process is both petrifying as well as exciting !
We reserved a house with BOVIS in Kent on Sunday have so far had, one valuation of the 3 they asked for, one is with our existing EA so only need 2 to actually come look. Our house is up for between 140k -150K and have been told to expect £145k, the thing is I have no idea how this will reflect to what BOVIS will offer us. They seemed very keen dropping the purchase price by 15k at the drop of a hat and including carpets though no turfing. We will find out on Thurs how much we can borrow from bank and as it stands we should have a minimum of 60K equity.
Question is to anyone who might know what rough percentage below the selling price do BOVIS generally offer and do they normally go up from it and how much in the current climate will they tend go down on purchase price.
Anyone had any experience of to how flexible they will be, I checked out recent final sale prices for their places on Zoopla and the houses that were up at £300k went for £250k in Aug and £263K in Feb this year, however these might have been cash buyers. I really like the house but need to know at what point, if it comes to it to forget the deal, as it seems to vary wildly here in peoples experience whether they will meet you in a nice middle ground ?0 -
I am finding this really useful as I am in a weird situation. My wife is 5 months pregnent and we are considering a TW PX. We bought our house from my mother in 2007 and its was valued at 140k (we paid 126k and got a 90% mortgage). We have since spent 25k doing loads in the house, including new windows, 2k fire, totally ripping out rooms and renovating. The problem is that the price for the house is obviously down as 126k and prices have dropped so not sure of value.
The house we liked was originally up for 270k but has since dropped to 240k without us offering anything or showing interest. In reality, i think the price would have to drop again AND we would need a min of the 140k. Up until this thread i felt like there was no hope, but maybe im wrong. Do you think it is more or less likely theyd accept a lower offer now that they have dropped 30k off of it. fyi, they havent sold any of that house type yet.0
