Thanks Micflair, we found a house we liked with miller homes so put it on the Market in January but since have found our plot will be next to some flats given to the local housing association. When your paying £150k for a house you would at least expect to have decent neighbours so have pulled out on the plot. The Barratts house is in a lot nicer area and we too didn't think we could afford £163k but they mentioned a 5 % deposit as well and when we checked what mortgage we could have they said £170k and the figures they gave us for this house are easily affordable for us. If we get £75k we will be happy as it saves having to ask to borrow money from parents for all the legal costs etc. It's just a waiting game now but should know by Saturday.0

Well im sure they will offer you 75k, if they dont just tell them that you cant go through with it unless you get the 75k for your house. 2 or 3k for you is a big deal, for them its peanuts so they should go with it.

Well had our offer from Barratts today, they offered us £70k P/X and a 5% deposit on the new build. We said we need more money for our house and carpets etc for the new one. They came back with £72k, plus carpets and Vinyls and have agreed to pay all solicitor fees. So we have accepted and paid our reservation fee and £300 for a homebuyers report to be done on ours. So happy with what we got in the end, not as much as expected on our existing house but enough to pay off the mortgage and some towards the stamp duty.
Just an anxious wait now for the surveyor to come round. Our house was built in 1901 so I'm sure they'll find something wrong which will end up costing us more money but fingers crossed!!!!0 -

Update on us- Still waiting for the official mortgage offer they lost the valuation report so the underwriter is waiting for a copy. apparently its all ready to go except they need that so im taking that as a positive sign but still wont relax until i hear!
That is the last hurdle as all the contracts are waiting to be exchanged and all searches etc have been done. Bovis were pushing us to complete on the 24th as well Oggy- perhaps thats a special day for them lol! But we've said no we want the 29th due to hubbys transfer- our agreement was by the end of june so it shouldnt be a problem. Solicitor said she was aiming for the 30th anyway so tough as far as they are concerned :rotfl:0 -
Thanks Oggy but you know what house buying is like, you are always waiting for something to go wrong. Our house had damp when we first bought it in the celler and the side walls. We had this all fixed and treated and it cost us thousands We also put a new kitchen in last year and so had to have a new fuse box put in etc. When the electrician went into the loft he noticed a couple of daylight holes in the roof. We have never had any leaks and the roof is insulated so should be ok but you never know with old houses like this.0

Glad things are moving for you mate, pardon the term! My house is also from 1890's or so like Oggy's, and it has a few problems but nothing major. Yeah possibly mate, they just want done before the end of June, so Im guessing if they aim for the 24th then even if there are any hold ups they can still complete for the end of June.
