Another update, we have had a call today to tell us barrett are putting our house on the Market this week and we have 2 estate agents coming tomorrow to take photo's etc so I guess all should be ok with the survey. They said they have had it back and are sending out a report in the next few days but didn't mention that anything needs to be done. So hopefully full steam ahead for 8th July exchange of contracts (-:0

Barratts are really starting to annoy me..
Got an email from my solicitor the other day, saying that Barratts insist I leave my free standing cooker in the house when I leave. I told them to sling it as I had not included that in the fixtures and fittings form..
So onto today, I get another email saying if I dont leave the oven, Barratts will change there offer for my house accordingly. What?!! Whats all that about? Are they just trying to pull a fast one on me or what? I emailed my solicitor back telling her I will NOT be leaving it, and if they want to mess about then I will adjust my offer for there house accordingly also.
Why are they messing about over a 200quid cooker??0 -
Have you had any viewings on your property? Maybe a potential buyer has asked for it and so Barratts are therefore wanting you to leave it. Not sure why else they would ask for it to be left.0

Update on my Part Ex, still not received a copy of the homebuyers report from Barratts, which surprises me as they want to exchange next Friday!!! So I phoned them up and they said they needed 4 things to be done. The main one was the roof to be fixed and the hole into next door to be blocked up which we have had done. They also wanted us to instruct a damp surveyor as the report said we had moisture in the walls. I've just sent them the guarantees that we have for work done in the past and if they want to pay for a surveyor they can as far as I'm concerned. I've also sent a copy of the mining claim they requested to our solicitors.
The house is on the market with 3 estate agents now so I guess they must be happy with everything. We're just waiting for the Abbey to pull their finger out now as they seem to be delaying for some reason on our mortgage. They have had the documentation they requested for over a week but they have asked for copies of my wife's payslips again as they can't read them even though they have been sent colour scanned copies.
Hope everyone else's move on this thread has either been successful or is going well. I can't wait for it to be over!!!!0 -
Interesting thread, but I was wondering how the builders decided which plots to offer part ex on? Is it the ones they can't shift or is it a general open offer if the differential is large enough? Do they offer it across their portfolio or just in certain price bands?
I ask because a plot I am interested in has been reserved but it looks like the person with the reservaton has been dragging their feet and the plot may come back on the market. Obviously they have 2 interested buyers now so would they offer part ex? I think my property is worth about 50% of the new one but with a bit of devious research I know the person with the reservation can't sell, although their house is even a lower % than ours. I would have thought they would have been offered part ex to get the show on the road if it were available. They are now talking about renting their house to make the move.
I am speaking with the builder tomorow as the markleting suite people had no idea if P/E was possible, I guess because it was sold as far as they were concerned.0 -
Morning everyone, old thread but no point starting a new one.
Bit of history
Aberdeenshire area we looking at a new build barratts house (it been built for quite a while I would guess 6 month+).
We went to see it on November last year and it was on for around £279999 with stamp duty paid.
At start of this year they increased the house to £289995 and give you 5% discount on it.
As of this week they are giving 25k off the price stamp duty paid.
This house has carpets, built in wardrobes in master bedroom and shower etc is all in place in family bathroom.
Now we have since placed our house on the market (last week) and I have forwarded them the link to aspc and there surveyor agree it is worth £150k but they will offer me £140k do you think I have any chance of getting more for my house or any more off theirs as it does not seem to be moving.
If I got £150k for mine I pay the £160k for theirs I think if they include solicitor fees. Anything less and I think I need to sell my house or have them reduce the house to match my decrease?
I have already paid out for home report and marketing with the solicitors they recommend (about £900) so far and would like this covered in the costs.
If it relevant we trying to move before my gf goes back to work as we have 6 month baby and would prefer to be moved before August/September so in no rush yet. I have also just moved job as of tomorrow and am making more compared to last November with the prospects of yearly pay increases and bonuses now.

We are going through this process at the moment with Barratts.
House we are interested in is up for £212, 000. We bought our current home just over 2 years ago for 110, 000 after haggling the seller down from 120, 000. Since then, we have installed central heating and fitted a new bathroom and kitchen. We have 93, 000 owing on our mortgage.
Barrats desktop valuations have come in at a market price of £110, 000 and a backup part exchange price of £105, 000.
Iv said that this is not good enough as we need atleast £110, 000. Barrats have today sent out a couple of estate agents to do some physical valuations to see if thry can give me what I want.
They are akso sending a surveyor round.
I have reserved a plot but barratts have had no money from me yet so I have nothing to lose.
Iv not haggled on the nee house price yet...., however they have told me that there will be no movements, just carpets. We'll see!0
