OP you say you wont pay the £400 to you mum but yet you have an offer for someones flat for £500, if you arent prepared to pay the 400 then how are you going to pay the 5000

What an ungrateful wretch..your mother gave birth to you, fed you, clothed you, put you through University, kept a roof over your head and yet you begrudge her £100 for your keep because she was made redundant. If you were my child I would boot you out and let you fend for yourself. Let's see how you would manage finding somewhere to live, getting a mortgage if you want to buy a house - oh yes there is the deposit to think about too, paying your bills including water, gas, electricity, landline phone, internet, tv, mobile phone, council tax, contents and buildings insurance, petrol, car tax, mot, car service, any repairs, clothes, rent if you are renting and paying for taxis because you won't be able to use mum's taxi service anymore.
Remember that when you rent somewhere you sometimes have to pay 2 months rent in advance - one month's rent is kept as a bond in case you damage the property although if you haven't and you move somewhere else then this is returned.
I live on the outskirts of Birmingham and the average rent for a flat is £525 unfurnished although it will have a cooker and a fridge, a bathroom and heating - you need to furnish it yourself, or £585-£600 a month for a furnished flat - this will have beds, sofas, wardrobes, a washing machine but you would need to provide your own bed linen and pay your own bills. Be thankful your mum hasn't asked you for more money - I think if she charged you the going rate then you would truly understand what it is like to run a home for an ungrateful wretch.
I think you need to grow up and live in the real world and not cloud cuckoo land0 -

If you can find a property that will give you all the benefits you currently enjoy for £100 per month please can you let me know as I want a rent in such a property.
If my son had demanded to see proof that I wasn't making a profit out of him by charging such a token rent I would have had great pleasure in kicking him out.......and as he's over 18 I would have no legal obligibation not to keep at home...as for a moral obligibation don't try that one as I would be ashamed that I'd brought him up to be so ruddy selfish.2014 Target;

I do wonder if the OP can actually read - she obviously has problems in reading what people have replied and understanding what some of you have said.
I do pity the mum - but maybe she can shoulder some of the blame in letting the OP get away with it for so long and letting her turn out to be a selfish immature and ignorant girl - I won't say woman as that lends itself to having a degree of maturity which this OP obviously doesn't have.
Wake up and smell the coffee - you don't get anything for nothing in this world and the way that you are going on, your mum may not have anything left soon - then what will you do?0 -

My son moved to London for work and he has a room in a flat share with 4 other people, it costs him (and the others) about £350 a month for the rent and all the bills. He has to pay for food, laundry etc himself on top of that. The only reason his rent is so cheap is because there's 5 of them sharing, if there was only 3 (like there is in your house) he'd have to pay more.
You're 23 and an adult, your mother is no longer responsible for you and should not have to subsidise you. You need to pay your own way.
Also you accused your mother of trying to scam you because she wants you to pay part of the mortgage yet you'd be happy to pay part of your friends mortgage if you moved into her flat????Dum Spiro Spero0
