    If the vendor dies, then the property in question becomes part of their estate. I suspect nothing can happen until probate is granted.

    I have to agree with that....

    UNLESS Mrs Roberts is a surviving spouse, the property was owned as joint tenants, that might mean that the sale can proceed before probate is granted, as it is already contracted?

    I did read the Neighbours producers are looking for script writers, perhaps you can start a new life in Oz, this one should keep them going for a few weeks.
