Anyway Ive updated now and Im on target, maybe even a wee bit ahead.
If interest rates hold I might even make mortgage free by the end of 2013 it will be a bit of a squeeze but so excited at the prospect.0 -

My overpayments since Jan 09 will also save me an estimated £1,299 before my original target MF date of September 2014.
My overpayment reserve is £7,950, now well over 51 months regular mortgage payments.
This is my last scheduled overpayment of 2011, there may be ad hoc payments. This will depend on the outcome of the endowment revaluation at the end of the month, I currently have a predicted surplus of £1,748 in September, but this could disappear after my phone call on 30th September. watch this space.
With the (relative) success of this strategy, the stretch target of September 2012 remains the target (12 months to go and counting....)
I have now moved onto the Nationwide BMR of 2.5%, and my mortgage payments have fallen by £197 pm. I am going to use this money to top up my investment fund, split approx 50/50 between cash and equity investments. The target for these investments is a average yield of 3.5%, 1% above the mortgage rate.
Investments have recovered since I last reported (well mostly! See the diary link above), and the overall strategy remains in place. With the fall in mortgage payments, I have now rounded the final bend and the finishing line is in sight.

Well Done Everyone!
Well I have made another overpayment today for £100 taking my year to date to £700!:D
And on an even bigger positive, when I called for an updated balance this month, I was told that we are now sub £130k
So thrilled I can't tell you! Such a big psychological milestone!
Its coming down!!!
