:rotfl: i'm not generous enough to say that they do know what they are doing - but if i find out the options on my choices and then present them with them they seem to agree - but it's like getting blood out of a stone sometimes :rolleyes:
We first saw the house on Saturday 2nd of September, and had an offer accepted on Tuesday 12th. We viewed it three times in total, there are three of us buying and me and a friend saw it all three times, and my brother came the second and third times.
Our 2nd or 3rd offer was accepted on the 12th, as we had come in low to begin with - after all we are first time buyers ready to move at the drop of a hat.
Fingers crossed the completion will happen tomorrow, but if not it should happen Wednesday. I am heading out to buy the champagne later
If it all falls through i'll be disappointed, but it won't be the end of the world, it is only a house after all.0 -
I have exchanged and completed on the same day three times, only a problem once due to my rubbish solicitor. He had missed something important and there was no way it could have gone through, took another week to do.

Last Monday we were told that we could probably move on the Friday... we were overjoyed .. only for 20 mins though! Then solicitor said there was a problem with a "lease" ...all most uncertain, and I would be grateful if anyone could explain what exactly a "lease" is....?? Our estate agent said someone had been sent incorrect paperwork??

First time buyers first in chain, then our buyers selling then us and chain stops at house we are (hopefully!) moving into as they have a brand new house all ready to move into.
Everyone involved want to move asap ....no idea what this lease problem is..???

We're still in the same position we were in 3 weeks ago, still waiting for Vendors Solicitor to answer enquiries, he should have received the title deed pack from her lender late last week but as he was "to busy dealing with completions" he wasn't going to even look at it if indeed he had recieved it!House purchase completed 6th December whole process took 4 months.

I just put in an offer for a 3 bedroom house we seen twice for £144,500K its for sale at 149.950K owners going to Aus.
My house in on the market tommorow, I have been told it will sell easily by all 3 EA I had round to value.
When I made the offer there EA wanted to know if I had a morgage, I said I seen a broker which we have. They then said that I may have to seen there morgage broker and that they can sort a solictor for me, I found it rather intrusive the questions
Just got a call from my EA and house down road sold for asking price 112K. As its gone someone else was interested so they put my house forward, so have my first visitor tommorow even though official it hasnt been up for sale until tommorow when EA takes measurements, floor plan, virtual tour etc

I found EAs quite pushy too when we put out house on the market. Amazing too the difference in valuations -£8K between highest and lowest. I also thought EA pushy - took photos of my house on rainy day as they wanted to get on the market the same day I though were only coming to measure up. Said i wasn't happy with pics as dull and grey and they were all 'oh, we'll pop back when sunny' - it WAS sunny for a few days soon after and did they come back...hell no!! Chased about this twice but our house sold in the end so they never did change those pics. Also offered their mortgage brokers advice - I would be careful if I were you!! Also, offered their solicitors (affiliated company) who we did go with and, touch wood, have been okay so far, but when your on the spot most people think to go with their suggestions as seems like less hassle!
Don't be surprised if you get a flurry of interest for the first few days - most estate agents have peeps on their books that they will have ready to call when new houses on. We got very excited as had 4 viewings in first 3 days, but all came to NOWT!!
Anyway, good luck with yours!!
We still haven't had all searches back. Phoned my EA today who rang our buyers sols (hadn't had any news for a few weeks so a little worried!) and they're just waiting on deposit money then they're ready to go!

I agree with missbee and would warn you about using the estate agent's mortgage advisor (even if they claim to be 'independent') and legal people. We saw the EA's mortgage advisor and though she claimed to be 'independent', they are owned by the same parent company. Alarm bells started ringing in my head when I called her about offering on the property, she kept encouraging us to offer more ('You can definitely afford more!') and our EA was strangely pushy in making us up our offer, which makes me suspect it probably wasn't the brightest idea in the end that someone in the EA office knows how much we can afford.
Also, in the end, we went with a financial advisor who was recommended and realised the EA's mortgage advisor was asking for quite a lot of money as fees! The EA was also very pushy in pushing their legal department on us by saying how much easier the whole process would be if the legal team is nearby, bulls*** I say!) and the quote was, unsurprisingly, much higher than expected. So we went in the end for solicitors recommended by our financial advisor and we are very happy so far!
