We handed our cheque to the solicitor fairly early on - 6th October - and the amount came out soon after from the bank account so I imagine the searches happened around the 10th. And when I called for an update last Friday (20th October), the drainage and environmental searches were back and ok. We are now only waiting for the local authority search, which we hope will come back this week.
The reason why we instructed the solicitor to do the search while we are in the process of applying for our mortgage is because our financial advisor was confident we would definitely get an offer. I know some people prefer to get their mortgage offer first, so the search fees are not incurred till after the mortgage offer is approved. When we asked, they told us that 10-14 working days is a normal wait for searches to come back... I will update you if we get the last search back! Goodnite! :T

Thanks for that, we handed our cheque on the 20th so im guessin they may want it cleared which i presume it already has by now, wish we gave it earlier now, am hopin and prayin it will take 2 weeks as that is what MB said and solictor, actually thinkin of it mite giver soliciter a ring now and ask if cheque has cleared (really wanna know if she has stated anythin yet LOL) anyways good luck its so excitin isnt it :jCompleted House Purchase And LOVIN' IT:D

We have lived in our current house for 13 years and decided we wanted 'a change'. Put house on market and accepted offer on 29 August to a couple who 'wanted to move quickly' but dragged their feet until 5 october to do their survey - survey came back fine with property valued up, we instructed our survey, and the day the report came back on the house we want to buy (17 Oct), our buyers 'changed their minds'. No reason given, so we have effectively lost the house we want to buy, plus survey fees, plus search fees through no fault of our own, the person we were buying from was buying two properties so worse for them- things really ought to be done to change the 'system'.
I am really annoyed (sure you can tell!) more so because we have had our house sold during the busy time of the year and have lost potential buyers due to time wasters! :mad:0 -
Congrats sally! We were really nervous about our mortgage offer (FTB and all) so we were really pleased when we finally got it! :T
Sorry to hear your story eeyoresfriend. We have been really worried that our seller will pull out as we haven't had much communication with them (thanks to our wonderfully incompetent EA). But I called our EA today and she said they have received their mortgage offer and in the same position as us, waiting for searches to come back so fingers crossed!
Dkny, don't worry, I am sure the searches are currently happening as we speak. We were slightly worried the solicitor started the searches so early (before we got our mortgage offer!) but am kind of glad now. Fingers crossed for you. I am going to call her tomorrow to see if they got the final search back. I don't think they have called me once, it's always me calling and finding out 'oh, this has been done blah blah blah'. Well, at least things are getting done I suppose. Good luck!

Our AST is rolling at the moment to the 3rd of each month too. If we don't get def dates quickly we can't hand in our notice in November and then we can't do it the next month as we would be moving around Xmas and we need carpets etc doing so it would then have to be January at the earliest! _pale_0 -
Did mortgage application last night, noticed that EA has given the people we are buying from the wrong solicitors details - despite me faxing them a copy of the letter of appointment!
Solicitors not sent the buyers pack through for completion yet so I need to chase that today. Purchase is straight forward as the house is empty and there is no mortgage to clear.
On the sale front my buyers have finally put their mortgage aplication in so I am waiting for the call about the valuation. I am not confident that the sale will materialise so have kept the house on the market.

I know that they definitely had received cheque and was cashed. I phoned sols about a week after cheque cleared to ask if searches had started and was told 'yes, we requested the information yesterday' - why they couldn't have done it as soon as cleared who knows! Was about 2 weeks after that we got one back (environmental search) then this week the water search. I phoned to ask if that was everything and was told still waiting on local authority search 'which is due to be received at the end of the month' (So, this search has taken about 3-4 weeks and still not got it yet)
But, I have to say, my solicitors seem to be fairly on top of everything and are passing info on quickly.
That said, I had a letter today asking why we hadn't returned the 'land transaction' form - will delay completion etc...well, we only got it yesterday!!!!0 -
Hi everyone,
Just an update really ... solictor was not in yesterday noon :eek: , so i thought id pay her a special visit today:D - which i did lol:rotfl: ... to get an update and hand over the fixture and fittings list, she is a really nice solitor :T comapred to some ive read on here etc.. anyway searches have already started so am pleased with that, gonna go back in on monday to hand in another form regarding my sale - fill in a leashold questionaire thing for her basically....
o before i forget she was goin on about that she has "started to get a package together" im assuming draft contract maybe? is this correct?? what is this?? is this for the exchanging bit then??

I think we are all in the dark together... I rang my solicitor this morning and her secretary rang to say good news, the local authority search (the last of our searches to come back) came back this morning! My lawyer is going to take her searches results back home this weekend (yah right!) and prepare a report for us early next week.I thought she would just call and tell us what's wrong or right but I guess it's more than that. I have no clue what yours is going on about about 'package'?!!!!

dkny - I think she means she is going to prepare a report for you. This would involve compiling all information (searches, offer, survey) and making recommendations if any.
Alternatively she will be putting a package of sellers information required for you to fill in.
