I don't know, I didn't buy this place (it's my OH's house and haven't had a chance to ask him yet). The search says "the data examined in this risk assessment indicates that there may be a potential source of contamination arising from the landfilling which may have significant implications for the property" and "In our opinion there is a risk that the value of the property may could be impaired".
Now that doesn't sound too good to me at all. Do you really think they might be inaccurate? And if it is accurate is it enough to scare our buyer off???0 -
In my expereince (agent) this seems to come up a lot and 8/10 its nothing to worry about, obviously if there was a current landfill so close you would know about it. Sometimes it relates to landfill that was years and years ago. You and your buyers soliceter will look in to it. Hopefully fingers crossed it will be nothing to worry about, sometimes these things sound so bad, and they amount to nothing.Pawpurrs x0

We have signed our contracts (to sell and to buy) a few weeks ago. Actually before all our searches were back (still waiting on that local authority one!) Exchange of contacts is when it is legally binding and completion date is set (usually at least a week afterwards). May be different with others sols but we were told specifically not to date the contacts and the 'exchange' is actually done by telephone not by post so it all actually happens on the same day. Then all the solicitors in the chain date the contracts and that is the exchange. So you can sign all you like but it is not leagally binding until contracts actually excnaged.
This thing you mention about 'putting a package together' - not sure what that's all about - maybe to look over the searches to see if there are any additional enquiries your solicitor wants to make on your behalf.0 -

Im seein my solicitor tomm morning so will be askin her about the package ive wrote down what i need to ask her on paper.
We are still on the searches stage so is the next stage signing?? and exchanging??

My lovely solicitor true to his word sent the buyers stuff as soon as I faxed notification of sale to him. Dropping that off today and that will be the searches off.

Isn't this supposed to be dangerous (to complete and exchange on the same day)!!!! The danger being that the money won't be transfered in time from the bank giving you a mortgage. There are several references in other posts on this forum warning about this. Fingers crossed for you though - I guess your sols know what they're doing!!0 -
