    Our HA have now "asked" that we exchange prior to completion despite the fact that they know we have 100% mortgage. :rolleyes: They have stated (through their solicitors) that they are willing to accept the solicitor's fees and disbursements as a deposit! :eek: We hadn't even bothered to think about it as accepted it would all need to be done same day. :D :

    I just read why you have on your sig 'don't even ask about the surveyor', and now I think that ours have some competition for incompetance! :beer:

    we have a 100% mortgage too and I had assumed, and I think our mortgage adviser had said, that the deposit required would be released by the bank on exchange and then the balance would follow on completion. with our completion date set at friday 15th of this month I now find myself hoping that disbursement funds transfer into my current account in time to pass on to the solicitors so that they can pass on as deposit on exchange, which the other solicitors haven't yet agreed to either. :shocked:
  • Well, after all my complaining I managed, miraculously, to exchange contracts at 5.30 pm yesterday!!:j Amazing how quickly things can change.

    I'd heard nothing all week until Friday morning when I was told my seller had pulled out of his purchase. At that point I immediately thought I was stuffed - but then it turned out he was happy to exchange anyway, and complete on Fri 15th! Mine not to reason why I guess - I'm just so relieved!

    So now all I have to do is start packing like a crazy person and start thinking about furniture and colour schemes...I still can't quite believe it's actually happening though...

    Hi Ya, not online at our new house yet, will take 10 days. Im at my mums at the mo u c.

    Ill update my sig in a bit, no worries, i forgot i hadnt done it.

    The removal lorry i had, was from my old company i used to work for. They had a 7.5 tonne vehicle, and my ex boss said he would drive it over and help me out. So it wasnt a proper removal lorry. He only wanted a tenner to cover diesel as he is a good bloke, so i chucked him £50 in anycase.


    Lots of boxes unpacked, and settling in, really really lovely! All Cozy and Homy fied!!

    WOW Oddgy - many c-on-g-r-a-t-u-l-a-t-i-o-n-s commin your way, havent been online but was shocked at how much progress has been made with everyone on here... i have very much enjoyed reading your posts as they were always so intersting :) but most of all am so happy u have finally moved in thats brilliant - wish you loads of happiness and to everyone who have moved - :beer:

    But theres a few who wont be moving before xmas - i totally undertstand as its unlikely we wont be movin before xmas either - seller wants to complete arounr the 6th jan 07, i suppose it aint that long ... but really wanted to be in.. o well *sigh*

    We have started to pack regardless.... hoping to exchange before everyone breaks up for xmas hols -

  • Complete on Tuesday. Exchanged last Tuesday. Finished most of the packing and need to pay rest of balance on monday with mortgage so no delays on Tuesday. Hired van

    Update

    My solicitor is asking us on behalf of my buyers solicitor, do I have a notice of a passing of building plans for a extension built in 1993? Also, do I have any info as to why no guarantee was issued in respect to the cavity wall insulation work for the extension.

    This is a small kitchen extension built in 1993 about 5ft length by 5ft width under a renovation grant from the council to comply with minimum size. I dont think I every got a guarantee and gave ny solicitor everything I had minus the architect plans.

    Still awaiting my mortgage offer (3 weeks now) I finally got my survey back on property we are getting, it mentions garage flat roof (its now disused workshop) may need replacing in the future. Specialist advice may be sought in connection with wood-boring insect infestation (noted in the roof structure) possible else where.

    With regards to insect infestation of course I will have to get some one to have a look. I assume I may have to negotiate for the costs, survey people unofficial said it may only costs a few hundred, and have to spray the affected areas.
  • Hi folks,

    Just wanted to offer my support to those still in the race for the week ahead...

    After our stresses with PITA sellers, we are completing on Friday 15th as planned, and are now manically packing our children (both under 3yrs) into boxes, so they won't keep 'trying to help'!

    On top of that, I've just finished an application form for a new job, which has been the last thing on my mind - the whole world seems to be whoosing round at about a zillion miles an hour...

    We're organising child-minding cover for next weekend so we can do some essential decorating, and I've booked in some friends and a borrowed van to finish our move on Thurs 21st!!

    Ben - best of luck with the three year olds. Mine are two and three so I really do sympathise. They seem to be able to break strong sellotape, but duck tape is proving a little more tricky!

    Rumour has it we are to exchange today and complete Thursday. I am past getting excited or upset about it, I will believe it when the phone call comes.
