Our buyer (understandably?) doesn't want to fly back next week to sign the papers when they're already coming back the week after, and then again the week after for Christmas. They want to aim for completion between 27-29 Dec :eek:
I don't think that will be possible with the solicitors, estate agents, housebuilders & removals men all likely to be putting their feet up with a mince pie that week. Even EAs and sols deserve a break at Christmas don't they? (You don't have to answer that if you don't want to!!)
I need to put some pressure on now to get everyone working towarsds a move on 21st.
The surveyor should be looking at my house this morning to do the valuation - and everything will depend on the mortgage offer coming promptly. Does anyone have any experience of how long Abbey take to send this out? (I don't expect the valuation to be a problem as the house is very new and in mint condition.)fingers crossed for everyone!

Hi everyone, I'm quite new to the site & the forum but have just spent an enjoyable couple of days reading through this thread (not all in one go!
) and thought I'd add my details. To be honest we think it unlikely that anything will happen before Christmas but with an overexcited 2 year old and a 'absent minded professor' type of husband, I'm busy enough to not be stressing too much.
Our timescale:
We sold our 2 bed victorian terrace on 09/11
We had an offer accepted on a 3 bed 1930's with a huge garden on 14/11
We had to chase up the paperwork but the solicitors were officially instructed & cheques for surveys & searches & the mortgage application sent 29/11
Currently our mortgage broker has flu so isn't too contactable! (Poor man, he's so lovely (and quite hunky!) that I don't mind too much.
Does someone contact you to book in a survey? 'Cause we're doing work on our house all the time and if I know someone's coming to look at it I'll make sure it's tidy & finished off. I'm just a bit worried that someone might knock on the door while I'm in my porridge covered pajamas (My 2 year old is...boisterous, lets say) and not be able to get into the attic or look at the floorboards etc - as well as the replastering we haven't finished yet...
My OH's father is a bit of a worrywort as well, he's already asked if we've noticed that the porch roof AND the house roof on the place we're buying are sagging, and that it's probaby a sign of subsidence, and that it could cost an awful lot to fix, and are we sure we can afford to look after a larger property..and...and...and...:mad:
I *had* noticed the porch roof (exterior storm porch, possibly sagging, not a big problem in my eyes) and had made sure to double check the roof and above the windows, both inside and out, and I saw no more sagging, no cracks, or anything that looked that disturbing. However OH is now of the opinion that we might have to pull out as it'll be too much expense to fix the imaginary subsidence that his dad (an accountant...not a builder, roofer OR surveyor) has warned us about.

I'm trying to ignore it all - but man I can't wait for the survey - one way or the other we're HAVING that house (unless it's in imminent danger of collapse, which I sincerely doubt!) - it has a garden for Isaac (my 2 year old) AND an allotment for us and is also within walking distance of both my mum and the only pub in town we like. :rotfl:

Hello Clairefun. Hopefully everything will work out for this house cos it sounds like you really like it.
I think the surveyor will contact your estate agent first, and then possibly also check if you're going to be in.
I had a call from a surveyor's company yesterday afternoon to say they were coming today and would I be in? They had already arranged to get access from the EA if needed but they probably thought it would be easier to go straight to my house if I was going to be in.
I'm at work, so hopefully the EA has sorted it out with them today.

Had my house valued by a surveryor thsi afternoon. Spoke to mortgage brokers call centre about my mortgage and my survey. We should hear shortly as its been assessed tommorow having had to give them more evidence of income.
Getting a quote from a company at 5pm for moving 5 minutes aways from where we live.
Its only a 2 bedroom house, with bunkbeds, 1 bed, 1 wardrobe (it has built in ones we cant take) 3 chest of draws, 2 tvs, couple of pcs, not that much really.
I am also going to contest the charges of £175 for exit fees of mortgage from Halifax once we get moved.0 -
I'm going offer to pay half of my buyers airfare if he agrees to come back next week and exchange. I'm prepared to do almost anything to get this done by Christmas. (if we don't complete by Christmas we will probably lose £20,000 discount from the housebuilder and we won't be able to go through with the purchase).0

I rang my sol about 40 mins ago
Upshot is, that apparently they are waiting from a consent from the housing association that Im ok to sell my share.
Basically my sols are saying the buyers sols should ask for it
they are saying we should ask for it.
I spoke to the HA about this the other day & it did seem clear that we ask for it. Its a tiny formality from the HA POV
my sol says shes now phoning the HA to gain clarity, and she'll call me back this pm.
