    on my development we have 28 due to exchange and complete before xmas our bonus is linked to this and we still have two properties to sell, discounts are large and well worth going for, this applies to every developer out there christmas end is manic!!!!!!!!!!
    Work with the sales negotiators who will chase and chase to get you in before the 25th im sure.

    hurrah hurrah hurrah, after all the problems on my purchase I got a late call from our EA today to say that our buyers have had the homebuyers finally, they are happy with the contents, knew there would be minor points on an old house and are looking forward to signing the contracts this week with a view to signing asap. Lovely, lovely people.

    Now we just have to sort out the purchase......

    Had the worst day today but am feeling too tired to go into it. *sigh* Upshot is that it doesn't look like we are exchanging this week. :mad:

  • Offered on property we're buying start of June.

    Finally accepted offer on ours 6 September.

    Initial Documentation from solicitor's sent and returned same day 06/09/2006

    Search Applications submitted by solicitors (Drainage, Local and Environmental) 25/09/2006
    Environmental and Local Authority Searches received 27/09/2006

    Drainage Search received 19/10/2006

    Solicitor's received mortgage offer 31/10/2006

    Contract for sale/purchase signed 31/10/2006

    Due to exchange on 31/10 for completion on 14/11 but didn't. Found out first in chain of five pulled out three weeks ago and were not informed. Waiting for the new buyer to catch up with paperwork.

    Everything in place once again for exchange once new buyers in chain have signed contract (their mortgage offer was sent to their solicitor's on Friday).

    Our buyers solicitor informed us of new intended completion date of 28/11. Exchange set for 14/11. Exchange not taken place ... again.

    Today we're waiting to hear what the heck is going on. Our solicitor is going to phone our buyer's solicitor to see if they know what is going on further up the chain and when exchange is likely to be but the buyer's solicitor's close for lunch so hopefully we will have some answers at some point this afternoon.

    Feels like we're never going to move and I'm completely fed up with the whole thing and want to cry. A lot. Hugs welcome.

    Angel1976 - I know Blackheath well, I used to live in Surrey Quays and had friends in Blackheath - it is a lovely part of London. We'd walk to meet them in for drinks Greenwich and while we walked through the council estates of Depford, they'd be strolling across Greenwich park - much nicer start to the evening!

  • DH is going to speak to our solicitor today to ask if exchange can be done on Friday to save dragging it out over another weekend. We're afraid that come Monday something else will have cropped up to delay it all yet again. As the FTB's appointment with their solicitor to sign is at 3pm that leaves plenty of time for exchange to take place doesn't it?

    Thanks for the hugs everyone. They were very much appreciated and I feel much better for the support here. I suppose going through this at the best of times isn't easy let alone when you're all hormonal anyway! ;):o

    Let's hope today brings some good news for everyone here.

  • So confused:confused: The EA has just been on the phone asking if we'd had the survey back (which we haven't) and they asked for a copy of the survey for their files... Why would they want a copy? Surely the only person it's useful for is me as the buyer? Is it risky sending them a copy? Should I wait until the contracts have been signed and a deposit made?
    Oh I got so tizzled when I answered the phone! I wasn't expecting a call from them and I don't react well under pressure.:eek:
    The vendors solicitor hasn't sent contract papers over to mine yet, and now this... Should I get worried?
    Can someone put my addled mind at rest pleae?

    You dont have to give your estate agent a copy.

    Ask them why they want to see it.

    Ours asked for a copy of the survey and we had the same fears, but it turned out that the vendor wanted conformation we had got the survey done, as a previous buyer had strung him along saying they had got their survey done when they hadn't and the vendor had sent all his deeds and contracts only for the sale to fall through.

    Hi Pumpkin Pie,
    As far as i know, the EA shouldnt really need it, ours didnt bother asking, he knew that we had a survey booked etc and just told us that it all went well when the sureveryor went round to drop the keys off to him, but did not ask for any copies for his file.

    I think you should ask EA why they need a copy, it could be nothing serious, maybe they really do need it for their file lol.. Sayin that though maybe every EA differs...
